Who you are :
The Maintenance Manager is an integral part of the Stone & Browning team. They are expected to maintain and enhance the value of the real estate assets, for the benefit of the residents and the community.
Objective : To provide effective leadership for the maintenance division at Stone & Browning, ensuring the seamless facilitation of all maintenance. The Maintenance Manager will focus on achieving resolutions, keeping all parties informed, and providing long-term solutions for clients. This role requires balancing profitability with client retention and satisfaction, understanding each situation thoroughly, and offering clear communication and options. Additionally, the Maintenance Manager will emphasize preventative maintenance and a commitment to excellence in service. Key responsibilities include supervising, assisting, and overseeing the training of Maintenance Personnel. The manager will oversee all maintenance-related activities, manage the maintenance team, and ensure work orders are executed to satisfy clients and justify billing. The role also involves managing company vehicles to enhance operational efficiency. The Maintenance Manager ensures strategic oversight of all maintenance operations, including collaboration with Property Managers and Project Managers to identify and manage capital expenditure (CapEx) projects that enhance asset value and support owner objectives.
Scope : Responsible for running department metrics and KPIs, managing maintenance meetings, and coaching the maintenance team. The role involves collaborating with various stakeholders to develop policies, processes, and programs that continuously improve maintenance operations and standards. The Maintenance Manager will also focus on technology and efficiency improvements to optimize maintenance operations and meet client expectations and financial objectives.
Education / Experience Requirements :
- A high school diploma or GED is required . A bachelor's degree in Construction, Facilities Management, Business Administration, or a related field is preferred . A combination of relevant education and experience may be considered.
- Minimum of 5 years of experience in maintenance management, with at least three years in a leadership role overseeing a maintenance team is preferred.
- Strong knowledge of maintenance processes, building systems (HVAC, plumbing, electrical), and safety regulations.
- Proven ability to lead, motivate, and develop a diverse team of maintenance professionalsstrong interpersonal and communication skills to interact with staff, tenants, and stakeholders effectively.
- Ability to analyze data, identify trends, and make data-driven decisions to optimize maintenance operations and performance.
- Understanding of budgeting, cost control, and financial reporting related to maintenance operations.
- Excellent problem-solving skills to address maintenance challenges, resolve conflicts, and implement effective solutions.
- Familiarity with local, state, and federal regulations and building maintenance and safety codes.
- Strong project management skills to oversee maintenance projects, renovations, and repairs, ensuring timely completion and quality work.
- Excellent verbal and written communication skills to convey information, provide reports, and collaborate with other departments.
- Ability to adapt to changing priorities, manage multiple tasks simultaneously, and work under pressure.
- Commitment to providing high-quality service to tenants and property owners, ensuring satisfaction and retention.
- Certified Maintenance Manager (CMM) or Certified Facility Manager (CFM) certifications are preferred.
