We are seeking a motivated and experienced Leasing Supervisor to oversee and manage the leasing operations of our property portfolio. The Leasing Supervisor will play a crucial role in building and leading a team of managers, ensuring exceptional customer service, optimizing occupancy rates, and maintaining strong relationships with current and potential tenants.
Responsibilities:
1. Team Leadership: Supervise, train, and mentor a team of leasing consultants to ensure their productivity, performance, and adherence to leasing policies and procedures.
2. Tenant Relations: Foster positive relationships with tenants, addressing inquiries, concerns, and requests promptly to enhance tenant satisfaction and retention.
3. Leasing Strategy: Develop and implement effective leasing strategies to maximize occupancy rates, reduce vacancy periods, and meet or exceed leasing targets.
4. Marketing Initiatives: Develop and execute effective advertising and promotional campaigns to attract prospective tenants.
5. Property Tours: Conduct property tours, open houses and showcase available units to prospective tenants, highlighting the property's features, amenities, and benefits.
6. Lease Negotiation: Oversee lease negotiations, ensuring compliance with rental policies, lease terms, and legal requirements.
7. Documentation: Manage lease documentation, ensuring accuracy, completeness, and adherence to regulatory guidelines.
8. Market Research: Stay informed about local real estate market trends, competition, and rental rates to make informed decisions on pricing and marketing strategies.
9. Reporting: Prepare and present regular leasing reports to management, providing insights into occupancy rates, leasing activity, and performance metrics.
10. Budget Management: Assist in the development and monitoring of leasing budgets, ensuring efficient use of resources and cost-effective leasing practices.
Qualifications:
1. Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
2. Proven experience in leasing or property management, with at least 3 years in a supervisory or team leadership role.
3. Strong understanding of real estate leasing laws and regulations.
4. Excellent interpersonal and communication skills, both written and verbal.
5. Demonstrated ability to lead and motivate a team, with a track record of achieving leasing goals.
6. Proficiency in property management software and Microsoft Office Suite.
7. Exceptional customer service skills and a strong commitment to tenant satisfaction.
8. Analytical and problem-solving abilities, with a keen attention to detail.
9. Flexibility to work evenings and weekends as required by leasing demands.
