What are the responsibilities and job description for the Maintenance Technician position at Stonewater Properties?
Maintenance Technicians play a key role in keeping our property running smoothly and looking its best! From addressing routine and emergency repairs to preventative and cosmetic maintenance, as well as preparing units for new residents, you’ll be hands-on in ensuring the property meets its operational goals. This role is not just about completing tasks—it’s also about contributing to a supportive team environment and helping others grow and succeed. As a Maintenance Technician, you’ll work closely with and take guidance from the Property Manager to make it all happen. Hourly pay begins at $15/hour, depending on experience.
Responsibilities/Competencies:
Identify and complete minor repairs and routine maintenance tasks in the following areas each day:
· Electrical and plumbing
· Painting, drywall, tape and float
· Metal stud framing
· Appliances
· Inventory
· Water irrigation systems
· Landscaping, mowing, weeding, pruning of shrubs and trees under 12’
· Tile, carpet, flooring
· Roofing, gutters, fasteners
· Interior and exterior lights, ceiling fans
· Gas fixtures and appliances
· Shutters, doors, cabinets, windows, sliding glass doors
· Door locks, mailboxes, and locks
Process Management
· Enter and manage all work orders and maintenance tasks in the IMPAK system. Schedule recurring maintenance inspections and work orders to keep everything running smoothly.
· Ensure vacant properties are restored to “rent ready” status in a timely manner and in accordance with the Company’s standards.
· Keep the grounds tidy and free of litter to maintain a welcoming environment. Rake, sweep, or shovel as needed to ensure everything looks its best.
· Keep accurate records following the Company’s policies and procedures, including EPA/OSHA standards, preventative maintenance, service requests, expenses, apartment make-ready progress, and ongoing work.
· Routinely check the property's physical condition and promptly address or report any safety concerns, such as broken windows, damaged steps, open holes, burned-out exterior lights, or broken doors.
· Notify the Property Manager of any major repairs or requisitions before spending funds. Use budget details and financial insights to plan and recommend purchases and maintenance activities effectively.
· Keep the maintenance shop safe, clean, and well-organized, ensuring there’s an adequate supply of tools, parts and materials for common repairs. Make sure all tools and equipment are properly stored and well-maintained at all times.
· Locate and identify all utility meter cut-offs, fixture cut-offs, and sewer clean-outs. Share this information with the Property Manager and keep an updated map showing these locations.
· Wear and always utilize personal protective equipment during work hours and ensure that all maintenance team members do the same. (will be provided).
Problem-Solving
· Diagnose and troubleshoot corrective maintenance problems, including basic maintenance, plumbing, electric, HVAC, appliances, carpentry, roofing, etc.
· Maintain a consistent awareness of property occupancy.
Resourcefulness
· Take advantage of available resources, both internal and external—such as sister properties, educational opportunities, vendors, and subcontractors—to help meet goals and objectives.
Integrity
· Set and maintain high standards of honesty for yourself and the team. Be someone who can be trusted with Company property, confidential information, and tenant belongings when entering occupied spaces.
