Job Description:

We are seeking a reliable and detail-oriented Outside Maintenance Manager to oversee the upkeep and maintenance of our 800 unit self-storage facility. The ideal candidate will be responsible for ensuring that all exterior areas and surrounding property are clean, safe, and in excellent working condition. This role involves a variety of maintenance tasks, including general repairs, landscaping, and facility inspections, to ensure a positive customer experience and compliance with safety standards.

Key Responsibilities:

• Perform routine inspections of the property, including the exterior of the buildings, parking lot, signage, fences, gates, and landscaping areas.

• Oversee repairs and maintenance of the building’s exterior, including doors, lighting, roofs, and signage.

• Maintain cleanliness of the facility grounds, ensuring that debris is cleared and landscaping is well-kept.

• Ensure that security systems, including gates and cameras, are in proper working order.

• Coordinate and perform minor repairs (e.g., plumbing, electrical, HVAC).

• Ensure compliance with all safety, environmental, and regulatory standards.

• Respond to maintenance requests and customer concerns in a timely manner.

• Work with vendors and contractors for larger repair projects, ensuring they meet quality and safety standards.

• Maintain inventory of maintenance supplies and equipment.

• Assist with snow removal, seasonal tasks, and other facility-specific needs.

• Provide feedback and recommend improvements to enhance facility operations.

Qualifications:

• High school diploma or equivalent; additional certifications or trade experience is a plus.

• Proven experience in a maintenance or facilities management role, preferably in a self-storage or similar environment.

• Basic knowledge of general maintenance and repair tasks, including plumbing, electrical, and carpentry.

• Ability to safely operate maintenance equipment and tools.

• Strong organizational skills and attention to detail.

• Ability to work independently with minimal supervision.

• Excellent problem-solving and communication skills.

• Strong physical stamina, with the ability to lift up to 50 lbs and work in various weather conditions.

• A valid driver’s license and reliable transportation are required.

• Availability to work flexible hours, including weekends, as needed.

Pay: $14.00 - $16.15 per hour

Expected hours: 35 – 40 per week
