Job Title : Property Manager - Self Storage Facility
Location : Springfield, VA
Position Overview :
We are seeking an experienced and proactive Property Manager to oversee the day-to-day operations of our self-storage facility in Springfield, VA. This role is a blend of property management, maintenance, and team leadership, requiring a hands-on approach to ensure the facility operates smoothly. The ideal candidate will have previous property management experience, a strong background in maintenance, and the ability to manage and motivate a small team. You will be responsible for overseeing the facility’s operations, ensuring high levels of customer satisfaction, and maintaining a clean and safe environment for both customers and staff.
As Property Manager, you will report directly to the Area Manager and play a key role in ensuring that all aspects of the facility are running efficiently and effectively.
Key Responsibilities :
Property Management & Maintenance : Oversee the daily operations of the facility, including maintenance, repairs, and facility improvements. Perform light maintenance and coordinate larger repair projects to ensure the facility is in excellent condition at all times.
Team Leadership & Supervision : Manage and supervise a small team of staff, ensuring tasks are completed efficiently and to high standards. Provide guidance, support, and training to the team, fostering a positive and productive work environment.
Customer Service Excellence : Act as the primary point of contact for customers, addressing inquiries, complaints, and emergencies with professionalism, courtesy, and efficiency. Provide exceptional service that builds customer trust and loyalty.
Sales & Leasing : Conduct property tours, explain available services, and lease storage units. Utilize needs-based selling techniques to connect with customers, identify their needs, and offer appropriate solutions. Promote store merchandise to meet sales goals.
Cash Management & Reporting : Process rent payments, manage the cash drawer, and prepare daily bank deposits using the Point-of-Sale (POS) system. Balance registers and maintain accurate financial documentation.
Facility Safety & Cleanliness : Perform regular inspections to ensure the facility is safe, clean, and well-maintained. Address any maintenance issues, identify potential hazards, and ensure the property meets safety regulations.
Performance & Goal Achievement : Drive performance metrics, including occupancy rates, sales targets, and customer satisfaction. Collaborate with the Area Manager to meet and exceed business goals.
Administrative Duties : Maintain accurate customer records, monitor auction statuses, and prepare necessary documentation. Ensure compliance with company policies and local regulations.
Physical Requirements :
- Ability to lift up to 50 lbs regularly.
- Ability to perform physical tasks such as bending, climbing, kneeling, crouching, and standing for extended periods.
- Comfort working in close spaces, such as storage units, and on ladders, rooftops, or other facility-related environments.
- Ability to operate electric hand tools and other required maintenance equipment.
