Job Description – Leasing Manager
Join a thriving entrepreneurial company looking to secure a Leasing Manager to lease, oversee, and manage a desired portfolio of modern apartments in the Columbus area. Your portfolio will consist of up to 200 Class B apartments concentrated in Columbus, Ohio. We are seeking a passionate, organized and experienced individual to ensure apartments are leased, resident interactions & needs are prioritized, and to bring creative input to the team.
It is important the Leasing Manager has experience with the job scope and has successful past experiences in similar positions to draw upon. Our goal is to deliver exceptional service to our residents, vendors, and owners while performing tasks effectively, efficiently, and at a high level. There are and will be numerous opportunities within the company for those rooted in the early stages of our growth.
Core Responsibilities
- Managing all phases of leasing apartments, including greeting prospective residents, touring and following up with prospects, processing applications, preparing lease documentation, finalizing move-in details, and maintaining basic tenant files.
- Providing a professional, positive, and engaging experience for prospects and vendors.
- Processing resident move-in checklists and move-out chargeback sheets.
- Ensure residents accounts are current and paid timely.
- Maintaining resident retention and unit occupancy through various means, including, but not limited to, advertising and filling vacancies, signing, and enforcing leases, and social networking.
- Building move-out punch lists and coordinating with in house and/or 3rd party services needed for make ready status.
- Ensure apartments are ready for move-in on agreed upon date by conducting a final walk of the unit and communication with Maintenance as needed.
- Maintain property standards through periodic physical inspections of the property and reporting / directing any needs to our Maintenance Supervisor and / or Senior Property Manager as it pertains to maintenance, grounds, and exterior appearance.
- Assisting in general sales and leasing engagements to include public/resident relations, answering incoming calls and emails, marketing apartments, showing apartments, and occasionally entering / facilitating maintenance requests.
- Managing lease maturities and ensuring all residents are committed to a renewal or a move out within 60 days of lease expiration.
- Increase revenue to exceed budget requirements by increasing occupancy and minimizing vacancies.
- Monitoring competitor's rates and availability, complete periodic market surveys when determining rates for subject portfolio.
- Responding to changes in organization and property by assuming additional responsibilities as assigned by management & ownership.
- Forever on the search for fresh ideas, creativity, and a pathway to efficiency.
- Conducting all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State and Local laws pertaining to Multi-Family Housing.
Compensation: Total compensation $50,000 - $60,000 per year
- $20.00 per hour Commissions of $75.00 per new lease AND renewal.
- Commission potential is $15,000 per year for high performing individuals.

Requirements
- Minimum of 1 year in a leasing associate role, or similar preferred.
- Comprehension of federal fair housing laws and any applicable local housing provisions.
- Attention to detail with great organizational skills.
- Capable of performing daily, weekly, monthly, and annual duties without constant monitoring and supervision.
Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per year
