Position Title: Groundskeeper
Reports to: Maintenance Supervisor
Summary of Position
The Groundskeeper is responsible for maintaining the overall appearance, cleanliness, and safety of the community’s exterior and common areas. This position plays a key role in ensuring that the property remains visually appealing and free of hazards, contributing to the residents' satisfaction and safety. Additionally, the Groundskeeper assists in cleaning and preparing vacant units as assigned by the Maintenance Supervisor.
Duties & Responsibilities
- General Grounds Maintenance
- Ensure all exterior areas, including sidewalks, driveways, parking lots, and stairways, are free of debris and hazards before the office opens.
- Perform daily inspections of the property to identify and address any maintenance or cleanliness issues.
- Maintain landscaping by watering plants, removing weeds, trimming bushes, and ensuring the overall health of green spaces.
- Cleaning & Trash Removal
- Clean and maintain common areas such as hallways, laundry rooms, mail areas, playgrounds, and pool areas throughout the day.
- Collect and dispose of trash from designated areas, including trash enclosures and outdoor receptacles.
- Assist with bulk trash removal, including discarded furniture and large debris, as needed.
- Pool & Amenity Space Maintenance
- Clean and maintain pools, ensuring water clarity and proper chemical balance.
- Monitor and report any issues with pool equipment, fencing, or surrounding safety features.
- Maintain all amenity spaces, including fitness centers, clubhouses, and outdoor recreational areas, ensuring they are clean, stocked, and in working order.
- Safety & Equipment Maintenance
- Report any safety concerns, hazardous conditions, or maintenance issues to the Maintenance Supervisor promptly.
- Ensure all tools, equipment, and maintenance supplies are properly stored and maintained according to company guidelines.
- Adhere to safety protocols when handling chemicals, operating machinery, and performing maintenance tasks.
- Apartment Turnover Assistance
- Assist in cleaning vacant units, including sweeping, mopping, and removing trash, to prepare them for new residents.
- Work with the maintenance team to support the make-ready process and ensure units are completed in a timely manner.
- Operational Support & Other Duties
- Operate blowers, pressure washers, and other maintenance tools to clean walkways, parking areas, and building exteriors.
- Assist management in posting notices, marketing materials, and setting up for resident events as needed.
- Travel to other properties if required, providing personal transportation unless otherwise arranged.
- Perform additional duties as assigned by the Maintenance Supervisor.
Qualifications
- No prior maintenance experience is required, but previous experience in landscaping, janitorial work, or maintenance is a plus.
- Ability to lift, carry, push, or pull 25 to 50 lbs. regularly in a safe and proper manner.
- Must be physically able to climb stairs, kneel, crouch, stoop, and reach frequently throughout the workday.
- Must maintain a neat and professional appearance and demonstrate a courteous and professional attitude toward residents and coworkers.
- Ability to interpret written and oral instructions and follow a schedule.
- Must possess a valid driver’s license, maintain reliable transportation, and carry liability insurance if travel between sites is required.
- Must adhere to safety standards outlined in the company’s employee manual.
Job Type: Full-time
Pay: $18.00 - $19.00 per hour
Expected hours: 40 per week
