Position: Porter
Location: St. Helens Place, 700 Matzen Street, St. Helens, OR 97051
Schedule: Full-time, 40 hours per week, Sunday - Thursday, 8:00 AM - 5:00 PM
Pay Range: $17.00 - $22.00 per hour (Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement)
Classification: Non-exempt position, eligible for overtime pay

Porter Key Responsibilities
- Maintain the cleanliness of common areas, including leasing offices, clubhouses, fitness centers, laundry rooms, hallways, and stairwells.
- Ensure the exterior of the property, including sidewalks, parking lots, and landscaped areas, is free from litter and debris.
- Assist in preparing vacant units for new residents by performing light cleaning and basic maintenance.
- Conduct daily property inspections to identify safety hazards and maintenance concerns, promptly reporting any issues.
- Perform light maintenance duties such as changing light bulbs, unclogging drains, and minor painting.
- Support groundskeeping efforts, including lawn care, pressure washing, and seasonal landscaping needs.
- Assist in setting up and cleaning up after community events.
- Ensure proper care and usage of cleaning and maintenance equipment.
- Uphold excellent customer service standards while interacting with residents and guests.

- High school diploma or equivalent preferred.
- Prior experience in janitorial, maintenance, or groundskeeping roles is preferred.

- Basic knowledge of cleaning techniques, tools, and supplies.
- Ability to work independently and as part of a team.
- Excellent communication and interpersonal skills.
- Reliable transportation, a valid driver’s license, and proof of insurance.
- Ability to lift up to 50 pounds and work in various weather conditions.
