The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion.
Job Responsibilities
- Contribute to the preparation of the project construction schedule and notify the supervisor of significant schedule changes.
- Prepare and maintain reports as per company policies and update monthly surveys on units in place.
- Ensure the accuracy of layouts.
- Enforce safety policies and procedures.
- Notify the supervisor of labor disputes and personnel issues.
- Supervise subcontractors, ensuring adequate labor crews, compliance with quality control, and timely completion of punch lists. Obtain client/architect signatures on final punch list completion certificates.
- Schedule and coordinate the delivery of materials, taking precautions to prevent job-site theft.
- Schedule and co-chair construction meetings with subcontractors and vendors.
- Review and approve overtime work requests, obtaining necessary security clearances.
- Maintain a daily log of events for weekly review with the Project Manager.
- Assist Project Manager and Estimators in reviewing bid documents and estimates.
- Review subcontractor/vendor invoices as requested by the Project Manager and recommend approval, reduction, or rejection.
- Document all field changes and as-built conditions to the Project Manager.
- Perform other duties as deemed necessary by senior management.
- Bachelor's degree in Construction Management or construction related field.
- Minimum of five years of field experience in commercial construction with some supervisory responsibility (e.g., General Foreman, Field Engineer, or Assistant Superintendent).
- Excellent interpersonal, organizational, and teamwork skills.
- Must have experience with interior construction projects.
- Understands and applies building codes and other design requirements correctly and reads blueprints accurately.
- Solid understanding and knowledge of subcontractors' scopes of work and tolerances.
- Proven written and verbal communication skills: expresses ideas clearly and effectively; uses proper grammar and syntax. (Basic Spanish preferred)
- Administrative skills: monitors the progress and coordination of work activities; keeps other members of the organization informed of progress and problems.
- Management skills: establishes techniques to effectively and proactively monitor and supervise the work of subordinates and to follow up on the results of delegated assignments.
