We are seeking a Community Manager to oversee the management of multiple communities, conducting on-site visits and ensuring proactive property management follow-up.
Job Summary :
The Community Manager will serve as the secondary liaison between the association board, residents, and vendors, ensuring the smooth day-to-day operation of assigned communities. The primary communication will be through the software system. This role involves four (4) scheduled on-site visits per year in Pahrump to attend and run a quarterly board meeting, assess property conditions, enforce community policies, and coordinate ongoing maintenance needs. Additionally, the Community Manager will provide follow-up support to the HOA Board(s) of Directors, ensuring that issues are resolved efficiently and in alignment with the guidelines.
Key Responsibilities :
Hold an Active Nevada Real Estate License : A Nevada real estate license as a salesperson, broker-salesperson, or broker. NV Real Estate Division
Has Completed Pre-Licensing Education : Enroll in and complete a 24-hour property management pre-licensing course from an accredited institution. NV Real Estate Division
Passed the Property Management Exam : After completing the pre-licensing course, you must pass the Nevada Property Management state examination. The exam results are valid for one year from the date of passing. NV Real Estate Division
Conduct four (4) on-site visits per month to inspect common areas, assess maintenance needs, and ensure compliance with HOA regulations, onsite in Pahrump.
Act as the secondary point of contact for HOA board members, homeowners, and vendors, addressing inquiries and resolving concerns in a timely manner, with the primary point of contact will be the software system.
Oversee property management operations, ensuring timely follow-ups on maintenance requests, financial matters, and homeowner issues.
Enforce community policies and CC&Rs, issuing violation notices as necessary and ensuring compliance with HOA guidelines. Al supported by our team of assistant community managers and bookkeepers.
Work closely with vendors and contractors to coordinate community maintenance, landscaping, and repair projects.
Assist in preparing and managing HOA budgets, reviewing financial reports, and providing recommendations for cost-effective solutions.
Attend HOA board meetings, provide detailed reports, and offer strategic guidance on community improvements.
Facilitate clear and transparent communication between the HOA board and homeowners through newsletters, email updates, and community meetings.
Ensure all records, reports, and homeowner communications are properly maintained and documented.
Monitor and follow up on delinquent homeowner accounts in collaboration with the accounting team.
Qualifications & Requirements :
Experience : Experience in Property management, or HOA administration.
Education : Bachelor’s degree preferred but not required; relevant certifications (e.g., CMCA, AMS, or PCAM) are a plus.
Skills :
Strong organizational and problem-solving skills.
Excellent communication and customer service abilities.
Proficiency in community management software and Microsoft Office Suite.
Ability to handle multiple communities and manage competing priorities.
Knowledge of HOA laws and regulations (state-specific knowledge preferred).
Ability to conduct on-site property inspections and enforce compliance standards.
