Property Manager Duties
- Oversee the day-to-day operations of the apartment community, ensuring they are well-maintained and running smoothly. - Handle tenant inquiries, complaints, and requests in a timely and professional manner. - Coordinate and supervise property maintenance, repairs, and make-readies. - Conduct regular property inspections to ensure compliance with safety and maintenance standards. - Manage property budgets, including rent collection/delinquency & expense tracking. - Market availability to attract potential tenants.
- Sustain and develop positive relationships with occupants. - Screen and select qualified tenants, negotiate lease agreements, and enforce lease terms.
- Available for on-call emergencies after regular hours.
- Leasing activity to ensure the managements occupancy goals are being met. - Maintain accurate records of property-related transactions, contracts, and leases. - Collaborate with contractors, vendors, and service providers to ensure quality work and cost-effective solutions. - Update management/owners with reports & updates of property activity.
Qualifications
- 3 years previous experience in property management. - Knowledge of CMMS (Computerized Maintenance Management System) software for tracking maintenance requests and work orders. This could include AppFolio, ResMan, Yardi etc. - Proficient in data entry and record keeping.
- Bilingual (preferred) - Familiarity with facilities management principles and practices.
- ResMan Trained (preferred)
- Fair Housing Trained. - Understanding of property leasing processes and real estate administrative tasks. - Excellent phone etiquette and communication skills for interacting with tenants, contractors, and other stakeholders. - Strong negotiation skills for lease agreements and vendor contracts. - Ability to handle conflict management situations effectively.
