LEASING AGENT
Basic Function
The Leasing Agent is responsible in assisting the Assistant Manager AND/OR Community Manager, for achieving the leasing goals established for the community, set forth by the Owner and SUHRCO Residential Properties.
Responsibilities
The activities are listed below are not all inclusive. However, they are indicative of the type of activities normally performed by the Leasing Agent.
Maintaining the Physical Asset:
1. Maintains cleanliness/organization of leasing office
2. Daily inspection as well as maintain cleanliness of tour paths, model/vacant units, common areas or that set forth by direct supervisor.
3. Update direct supervisor with any scheduled or priority work orders.
Marketing and Leasing
1. Responsible for leasing all vacancies and completing renewals set forth by the Assistant Manager AND/OR Community Manager.
2. Responsible for maintaining all leasing leads and follow up phone/correspondence to all prospects.
3. Monitors advertising and marketing programs delegated by direct supervisor and reports any inaccuracies.
4. Post craigslist ads daily for leasing & pre-leasing vacancies/notices (3 per day)
5. Responsible to physically visit current competition and enter data onto the “Shop the Competition” and/or Market Survey report and submit findings to direct supervisor.
6. Makes recommendations to improve marketing and leasing programs.
7. Responsible for outside marketing if directed by Community Manager.
Financial Reporting and Control:
1. Submits timesheet information to Community Manager on a timely basis (according to payroll calendar).
2. Informs Community Manager of any inaccurate data on all/any accounting issues that pertains to the property.
3. Responsible for entering all move-in, move-outs into Entrata when delegated by the Community Manager. Submit completed files for review.
Administration
1. Responsible for daily filing.
2. Responsible for answering calls and checking voicemails, takes messages for any calls for Assistant Manager AND/OR Community Manager
3. Understands and applies the principles of Fair Housing
4. Responsible for understanding state landlord tenant laws
5. Assist Assistant Manager and Community Manager as needed.
6. Responsible to read and implement communication from the “Property Communication Notebook”, as well as communicate daily activities when Community Manager is not there.
7. Submit all information for the community newsletter, for Community Manager approval.
8. Attends and participates in training programs set forth by Suhrco and/or Regional Property Manager.
9. Represents the Owner and Suhrco in a professional manner at all times.
10. Consistently maintains a professional, courteous attitude when dealing with residents, subordinates, co-workers and the general public.

10. Must submit vacation requests 30 days prior to time off.
11. Prior approval for over-time is required on all Suhrco managed sites.

3. Develops positive relations with residents and assists in organizing resident parties and events as appropriate and approved by Regional Property Manager.

Pay: From $24.00 per hour
