What are the responsibilities and job description for the Manager of Maintenance position at Suite Living Senior Care?
The role of the Director of Resident Services (DRS) is to ensure that the setup of the building and Furniture, Fixtures and Equipment is completed prior to opening date and resident move in. Director of Resident Services will also oversee the current maintenance staff. Schedule and set the agenda for monthly maintenance meetings and provide, support, back up and assistance with team members. The RDM will communicate with maintenance team, RDOs, building Supervisors, and Head of Construction. The DRS will focus on providing leadership and retention of maintenance team, hands on support, review and approve maintenance spending. Work with Vendors for system set ups, such as garbage, lawn and snow, pest control and others.
RESPONSIBILITIES:
- Install and set up furniture, fixtures, and equipment for all new buildings
- Hire and train all maintenance staff and assign to designated buildings
- Manages and leads as support and contact to all maintenance team members
- Conducts 90-day reviews and annual reviews and determines increases
- Assures that Maintenance Guidelines are being followed and completed by routine visits to the existing communities.
- Work with vendors at existing and new locations to set up and or schedule, garbage & recycling, lawn and snow removal, hood cleaning, fire extinguisher checks, schedules fire drills, schedule semi-annual carpet cleaning.
- Establish checklist for building opening and create an order guide for equipment and supplies
- Schedule and conduct monthly maintenance meetings for updates, feedback, and information sharing
- Be the central contact for Maintenance for Housing Directors
- Ensures that the work tickets are completed on a timely and accurate basis
- Schedules repairs beyond the scope of maintenance when resources have been exhausted
- Back up for maintenance members as needed throughout the communities
- Establish and organizes Special Events for Openings - such as Chamber of Commerce
- Review monthly maintenance credit card spending
- Review and approve maintenance timecards
- Maintain schedule for PTO and absences
- Participates in Quarterly Housing Director Meetings as liaison for Maintenance concerns
- Is flexible and is willing to adapt to changes in our program as they occur
- Reviews operations related vendor contracts in conjunction with the Director of Operations
- Promotes a positive, team approach and healthy work environment within all communities.
- Promotes the Suite Living philosophy, mission, vision & care model within all communities.
- Help plan, conduct, and participate in communities' events in conjunction with LEC's and facility management.
- Be the program coordinator for the Employee Right-to-Know Program/Hazard Communication and provide training on this program to all staff of Suite Living.
CERTIFICATATIONS, LICENSES, REGISTRATION AND OTHER REQUIREMENTS:
- Must receive a "not disqualified" criminal background result from Department of Human Service Netstudy 2.0 Background Check program.
- Minimum two years in management of all departments pertaining to senior living including Management position.
- Previous experience in interviewing, hiring, and training is preferred and beneficial
- Must have compassion for and desire to work with the elderly
- Must be able to communicate effectively with residents, families, staff, and the general public
- Must be screened and free from communicable diseases
- Must have a valid driver's license and ability to travel to communities throughout the metropolitan area.
WORKING CONDITIONS:
- Primary responsibilities will be conducted in clean, well-lit, climate-controlled areas such as client rooms, hallways, work rooms, dining areas, common areas, and meeting rooms.
- The noise is usually moderate.
- Exposure to chemical and respiratory hazards.
- Travel to all communities within the metropolitan area
- Exposed to body fluids, infection, odors and behaviors of clients.
Physical Demands:
- Must be able to move throughout the workday and throughout the buildings.
- Must have adequate vision and hearing to meet the requirements of the position.
- Must be able to cope with the mental and emotional stress of this position.
- While performing duties of this job, employees is regularly required to work as a mobile office, perform observations and communicate in the main common areas of the facility, walk throughout the buildings frequently throughout the day, assist with heavy lifting if needed & assist with any tasks as they relate to any job description within the senior living facilities.
