The Area Manager (AM) is directly responsible for the construction progress from start to finish oversees the work of their assigned Project Managers. The AM provides another layer of customer service, quality control, efficiency, safety management, cycle time management, and enforcement of the construction project and works with their assigned PMs to achieve company goals and the ultimate goal of providing each and every customer with a world-class experience.

Job Tasks:

1. Provide daily oversight and management of field operations and coach, train and mentor the PM team in their assigned region.

2. Enforces professionalism work attire to be in clean and appearing in good condition

3. Inspect each neighborhood at least every other day on a rotating basis for jobsite cleanliness and progress.

4. Responsible for ensuring that all paperwork from the NHO walk, VFU walk, 30-day check-in, and 11-month check in is properly completed and submitted to Customer Care. All of these are measures of the customer experience and it is the responsibility of the AM ensure that these pre and post construction procedures are being followed.

5. Train PM team and promote successful achievement of desired Customer Survey goals while striving to deliver on a positive customer-centric homebuilding experience.

6. Hold weekly meeting with PM team. Dates of meeting must also be sent to Director of Construction and VP of Construction Operations. Topics to be discussed include, bottlenecks that are affecting construction timeline, trade issues, etc.

a. Forms that will be reviewed at each meeting are as follows:

i. CIP report

ii. VFU Forms completed from previous week

iii. Open Contract Summary report

iv. Cycle time projection on all projects

v. CO/TCO Status

vi. Weekly Sales call logs

vii. OSHA discussion form

7. Attend weekly Area Manager meeting along with VP of Construction Operations and Director of Construction. Be prepared to review and discuss progress of the quarterly goals along with the following reports at each meeting:

a. CIP report

b. Open Contract Summary report

c. Progress of homes required to meet quarterly production goals

8. Frame start through Insulation checklist and Sheetrock Through Completion checklist walks to be performed along with PM for every home under construction. AM responsible for ensuring that inspections dates are shown for each individual activity and that all open items are completed and will sign off on checklists only after list is 100% complete.

9. Spot check each home at key benchmarks throughout the project to perform PM reviews and quality control checks.

10. Performs initial QC walk and generates list of outstanding items which is then forwarded to PM. Assigns PM a time frame to complete items and ensures prompt and accurate completion of all identified QC items while maintaining scheduling efficiencies.

11. Responsible for the timely completion of pre-closing walk-through items and assigned after-closing work/service orders.

12. Works with the warranty manager to ensure timely completion of warranty/service items and that all items are reported and tracked in warranty database.

13. Checks KOVA schedules on a weekly basis while visiting jobs to confirm that PMs are keeping schedules up-to-date. If discrepancies are found and not corrected by the PM within 48 hours, then it is the responsibility of the AM to issue a write up and copy HR and Director of Construction.

14. Manage vendor reassignments after approval by Purchasing Director. Keeping data on vendors that underperform or delaying construction process

15. Provide daily safety inspections, training, and enforcement while visiting each job and neighborhood.

16. Confirms that each home/model is cleaned and ready for weekend showings, while holding the PMs accountable for delivery of the same per SH established standards.

17. Monitors and hold PM accountable to community appearance, use of utility tracker, CM & PM weekly meetings, escrow item prevention & completion, and daily schedule adherence.

18. The AM works with trade partners to determine work load capacities in order to support Puchasing in allocating resources to individual jobs and reports any issues to Director – Construction Operations for resolution.

19. Identifies cost saving measures focusing on improving construction operations and trade partner productivity, reducing internal and external waste or inefficiencies that cause negative impact to the bottom line; provide input to achieve reduction of inefficiencies in plan design and construction process & methodology.

20. Is the direct supervisor of PMs within his or her region and is responsible to produce homes on time as scheduled, on budget, ensures customer satisfaction, and to meet quality control standards.

21. Manage the PM team in workday with their absences and their TMX experience.

  • Ensures all Models are completed in time for Sales to move in. Communities are cleaned and presentable for any and all grand openings, Sales / Company Events.

24. All other tasks as may be assigned from time to time.

About You:

- Bachelor’s degree in Construction Management, Business Administration, or related field (preferred).

- Minimum of 5 years of experience in residential construction, with a demonstrated track record of success in leading large-scale projects and leading multidisciplinary teams.

- Strong technical knowledge of construction materials, methods, and processes.

- Proficiency in project management software and Microsoft Office Suite; KOVA experience is a plus.

- Professional certification and General Contractor License C are a plus.

- Excellent analytical, problem-solving, and decision-making skills, focusing on delivering results in a fast-paced environment.

- Customer-centric approach to problem-solving.

- Effective communication and interpersonal skills, with the ability to collaborate with cross-functional teams and build strong relationships with internal and external stakeholders.

- Proven leadership abilities, including motivating team members, driving results, and fostering a culture of accountability and continuous improvement.
