Position Description:
The Multifamily Development Associate / Analyst assists the development team with executing the entire development process from start to finish. Work includes sourcing potential deals, financial analysis and underwriting, due diligence and closing, design and entitlement, and construction oversight. This position will report directly to the President and work closely with all members of the development team as well as third party service providers.

Specific duties include:
- Provide support for affordable housing acquisition, rehabilitation, and development initiatives in key markets across the US, including Section 8, LIHTC, and other programs.
- Review and maintain up-to-date reporting containing financial information, including development budgets, predevelopment budgets, and cash forcasts.
- Analyze various financial documents such as General Ledger, Accounts Payable, Rent Rolls, Income Statements and Property-level reports.
- Coordinate internal and external meetings for assigned projects ensuring seamless communication and collaboration.
- Assist in the preparation of monthly construction draws for review and approval by senior development staff, ensuring compliance with project requirements.
- Compile due diligence information, including financial, market, site, and regulatory data to support decision making processes.
- Assist in coordinating community meetings and navigating governmental approval processes to ensure project success.
- Complete applications and documentation necessary for debt and equity financing, property transactions, and government subsidy renewal.
- Support detailed analysis of project schedule delays, cost overruns, productivity, contracts, change orders, and other construction-related issues.
Required Skills and Experience: To be considered for this position, candidates must be able to demonstrate:
- Bachelor's or Masters in business, finance, accounting, real estate, or a related field
- 1-5 years of professional experience in financial analysis, including real estate analysis
- Knowledge of discounted cash flow, net present value, and cash flow models
- Mastery of EXCEL
- Experience in Low Income Housing Tax Credits preferred
- Excellent interpersonal skills, both verbal and written
- Strong organizational skills and attention for detail with the ability to manage multiple projects simultaneously

Physical Characteristics: The position requires the following:
- Corporate offices are located in Missoula, MT. Telecommuting from any Mid-West or Rocky Mountain location with a major airport is available.
- 80% office work (meetings, phone, computer, etc.)
- Must possess a valid driver's license and be insurable for company vehicles
- Standard vision, with or without corrective eyewear.
- Standard hearing, with or without a hearing aid.
- 20% property site visits and remote office locations which require the ability to climb one flight of stairs and the ability to walk a half mile per property approx. once per week.
- Ability to lift a minimum of 25 pounds, approximately 3 times per week.
Schedule and Benefits:
- Schedule: Full-time position and would ideally be located in our Missoula, MT corporate office. Secondary location would be Denver, CO in an office to be opened. Remote would be considered for the ideal candidate
- Compensation will be based on experience and be a combination of a generous salary and a percentage of all development fee income.
