What are the responsibilities and job description for the Regional Maintenance Manager position at Summit Property Management Group?
Summit Properties seeks full time Regional Maintenance Manager for our portfolio of properties throughout Upstate New York, Vermont and New Hampshire. The Regional Maintenance Manager ("RMM") is an integral part of the operations and management of Summit Properties. The RMM will work closely with the Regional Property Manager ("RPM") and Director of Property Management ("DPM") to support the properties managed by Summit in all aspects of maintenance for multiple assets across multiple communities managed by Summit. This includes the management of capital projects, five-year capital plans, developing scopes of work, managing vendor (supplier) relations and analyzing properties with respect to capital needs, budgeting and maintenance. You will also be responsible for guidance and support of on-site maintenance.

Supervisory Responsibilities: Indirect oversight of on-site Maintenance Staff
Responsibilities:
- Coordinate maintenance and capital expense project activities across the region.
- Support on-site maintenance teams at multiple locations, including diagnosis of problems and repairs for all maintenance areas.
- Supervise significant maintenance and capital expenditure project from budgeting to completion.
- Regular site visits, including site walk-around with maintenance team onsite.
- Respond to maintenance emergencies as needed, coordinating regional support for swift resolution.
- Provide onboarding and ongoing training for maintenance staff.
- Build and maintain relationships with regional vendors, manage contracts for maintenance services, and oversee vendor activities at all sites.
- Implement cost control and/or expense management across all sites.
- Identify on-going challenges, strategize and implement solutions.
- Coordinate with on-site teams to build annual budgets and 5 year Capital Needs Assessments
- Attend monthly management meetings with RPM and site-staff.
- Provide assistance to the Regional Manager with additional duties as needed
Qualifications:
- 2-5 years of experience in a maintenance supervisory role, preferably within a multi-site setting.
- Proficiency in HVAC, plumbing, electrical, carpentry, and general building maintenance.
- Experience in a large residential community, hospitality, Assisted Living, or similar industries.
- Demonstrated ability to manage maintenance and capital expenditure project compliance, prioritize tasks, and oversee multiple sites.
- Demonstrated ability to lead, coordinate, and manage people and processes.
- Proficiency in Microsoft Office Suite.
- Valid driver's license and acceptable driving record.
- Willingness to travel within the assigned region, overnight travel, and possibly be back up on call for emergencies.
