Job Overview
The facilities maintenance supervisor oversees the daily operations and maintenance of the buildings, ensuring they are safe, functional, and well maintained. The facilities maintenance supervisor is responsible for all building, mechanical, electrical, HVAC, pool, spa, grounds and custodial work throughout the Community Center and the common area. This position oversees and schedules all facility preventative maintenance programs, fire and sprinkler alarm inspections, and the weekly schedule of all employees in the facilities department.
Key responsibilities of the facility supervisor include
· Supervise and manage facility maintenance staff including scheduling training and performance evaluations
· Provide leadership and direction to staff
· Ensure staff adhere to safety protocols and company policies as well as safety regulations and building codes
· Plan, organize and implement facility maintenance activities
· Manage and oversee facility repairs, renovations and improvements
· Maintains and make repairs to all heating and ventilation equipment within scope of experience & equipment available
· Maintains and ensures that chemical and filtration systems for swimming pool and spa are kept in accordance with current health and state requirements. Swimming pool certification required as operator. Must be completed within 6 months of hire
· Responsible for providing interior and exterior custodial care to all SCMR Community Center facilities, buildings and related common areas to include parking lots, golf restrooms, trail restroom area, dog waste station areas and other common grounds as necessary
· Responsible for monitoring expenses, purchasing all necessary supplies, and ensure expenditures are within budget
· Coordinates with vendors, contractors for repairs and maintenance
· Communicate efficiently with staff, clients and outside vendors
· Ensures all room setups are done on time and coordinates with the Activities Manager/Scheduling personnel for special events and requirements
· Identify and resolve facility issues promptly and efficiently
· Maintain facility records in documentation
· Monitor Email / Electronic Communications via Computer & Mobile Phone for Project Updates, Scheduling, Work Orders, Vendor Correspondence, Supplies Status, and any other Information Pertinent to SCMR Operations.
· Attention to detail when completing all work
· Proficient with office computer applications including but not limited to: Microsoft Word, Excel, PDF Documents, Outlook Email & Calendar,
· Advanced experience / knowledge of Audio / Visual systems
PHYSICAL REQUIREMENTS
· Constant ability to communicate with Director of Operations and Golf, department staff, coworkers, outside vendors, SCMR residents and members, and the general public giving/receiving instruction
· Constant manual dexterity is required in operating equipment and performing duties
· Constant visual acuity is required for operating equipment and performing duties
· Frequent sitting, standing and walking
· Frequent mobility required on interior surfaces (carpet, tile and stone floors) and on exterior surfaces (grass, pavement and desert landscaping).
· Occasional push/pull exerting 50 lbs. of force while performing duties
· Occasional extended hours to include weekends and holidays as necessary
· Occasional work in small, confined spaces
· Occasional climbing to ascend and descend ladders, stairs and stools
· Occasional operation of a motor vehicle
MENTAL REQUIREMENTS
· Constant mental alertness and attention to detail required in performing all functions. Must be able to work independently without direct supervision and organize/prioritize workload to ensure completion of all tasks within established timeframes
· Must be able to read write and speak English and possess oral & written communication skills to communicate with Director of Operations and Golf, coworkers, department staff and residents
· Must exercise good judgment and common sense and possess good reasoning skills
· Must be able to work under pressure
· Must be able to handle multiple tasks/projects simultaneously
· Must remain alert to working conditions and aware of safety, health, and environmental concerns
WORKER SPECIAL QUALIFICATIONS
Employee will be in the vicinity of site-specific vegetation and native species of reptiles and mammals, subjecting the employee to possible injury through contact bites. Proper footwear, headgear and maintenance attire should be worn for protection.
Employee has light to moderate exposure to hazardous chemicals. Must know the proper procedures to take for chemical spills and clean up procedures.
EQUIPMENT USED
Computer, printer, modem, mouse, copier, fax, 10 key calculator, telephone voicemail, cellular phone, motor vehicle and all tools and equipment related to facilities maintenance.
REQUIRED EDUCATION, TRAINING, AND WORK EXPERIENCE
High school diploma or equivalent required with two years vocational training in electrical or mechanical engineering, plumbing and or a minimum of four years maintenance supervisory experience .
OTHER SPECIAL QUALIFICATIONS
· A valid Nevada driver’s license and good driving record
· Highly effective interpersonal skills to deal with a variety of personalities

· Human resource management skills
· Knowledge of electrical, plumbing, mechanical and carpentry trades
· Knowledge to operate tools and equipment related to facility maintenance
