SUN DEVELOPMENT AND MANAGEMENT CORP, a leader in the hospitality industry based out of Indianapolis, IN, continues to grow and expand. We are now reviewing resumes for the position of Corporate Director of Engineering Services.

BASIC PURPOSE: Position is responsible for the maintenance activities across the company's hotels, including repairs, installations, training and upkeep, ensuring the proper functioning of equipment and buildings while adhering to safety regulations, managing budgets, and supervising maintenance teams to optimize operational efficiency and minimize downtime; key responsibilities include developing maintenance strategies, scheduling tasks, conducting inspections, managing vendors, and coordinating with other departments to address hotel needs

FUNCTIONS/RESPONSIBILITES:

· Maintenance planning and scheduling: Develop and implement comprehensive preventive maintenance plans, schedule routine inspections, and prioritize repair tasks to minimize equipment failures and ensure the grounds and all of the equipment in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and employees to protect the assets and maintain the property in first class condition

· Facility inspections: Conduct regular inspections of buildings and equipment to identify potential issues, safety hazards, and necessary repairs.

· Vendor management: Source and manage relationships with external contractors and vendors for specialized maintenance services. Coordinate renovation bidding, define the cost and scope of the project and oversee the general contractor and subcontractors to ensure quality work is performed for minimal cost.

· Compliance oversight: Ensure adherence to all relevant safety and regulatory standards regarding maintenance practices including franchise standards and local regulations.

· Emergency response: Develop, implement & direct all Emergency Programs; ensure all equipment is maintained, conduct inspections & drills, ensure compliance with all codes and regulations, train all employees and maintain accurate records to ensure a safe environment which protects the assets, guests and employees. Lead the response to maintenance emergencies, coordinating repairs and minimizing operational disruptions.

· Reporting and analysis: Generate reports on maintenance activities, equipment performance, and budget status for senior management.

· Continuous improvement: Identify opportunities to optimize maintenance processes, implement new technologies, and improve overall asset reliability including energy conservation.

· Budget management: Develop, recommend, implement and manage the division's budget capital expenditure plan, forecasts and objectives consistent with maintaining a first class property and management's expectations. Monitor maintenance costs, allocate funds for repairs and upgrades, and track expenses against budget.

· Team leadership: Supervise and train team technicians as needed, assigning tasks based on skills and workload.

Knowledge and Skills:

Education

  • Post high school education preferred, including trade school and background in a relevant technical field (electrician, plumber, HVAC technician).

Experience:

  • Proven experience in a maintenance management role within a corporate setting, ideally across multiple facilities.
  • Background in a relevant technical field (electrician, plumber, HVAC technician).
  • Familiarity with computerized maintenance management systems (CMMS).

Skills and Abilities:

  • Technical expertise: Solid understanding of building systems (electrical, plumbing, HVAC), equipment maintenance, and repair procedures.
  • Leadership skills: Ability to motivate and manage a team of maintenance technicians.
  • Problem-solving skills: Analyze complex maintenance issues, identify root causes, and implement effective solutions.
  • Budgeting and financial management: Effectively manage maintenance budgets and prioritize expenditures.
  • Communication skills: Clearly communicate maintenance needs, updates, and issues to stakeholders across different levels.
  • Analytical skills: Interpret data to identify trends and make informed decisions regarding maintenance strategies

Travel required: This position will require a minimum 50% travel.

Hours Required:

  • 50 hours over a five period not unusual.
  • Must be flexible with scheduling as determined by the needs of the company or as directed.
  • Must adhere to the time and attendance policies set forth by the company

ENVIRONMENT: Physical Job Requirements

Lifting/Pushing/Pulling/Carrying

Position requires frequent and daily lifting, pushing, pulling and carrying of a variety of hotel equipment, tools, carts and machinery of varying weights

Bending/Kneeling

Frequent bending and/or kneeling throughout day for repairs and maintenance of hotel property, equipment and machinery

Mobility

Position requires total mobility at all times throughout the hotel.

Continuous Standing/walking

Position requires the continuous standing and/or walking in varying degrees throughout the day.

Climbing Stairs

Position may necessitate the frequent use of stairs, including the use of ladders

Driving

Limited driving on an occasional basis for supplies, equipment, etc.

Work Environment

  • Position, although primarily focused indoors, may require exterior work and exposure to extreme heat and/or cold.
  • Indoor functions may also necessitate the maintaining of freezers and walk-in coolers, heat-producing kitchen appliances, work in boiler rooms or other “tight” quarters, as well as in guest rooms and other spaces which may require small spaces and varying temperatures

Hearing/Speech/Vision

  • Position requires the employee to be able to clearly communicate with, understand, and respond to direction
  • Must be able to train, mentor, administer discipline to and communicate policies and procedures to the engineering staff
  • Must be able to clearly communicate with guests and coworkers in a professional and articulate manner
  • Must have excellent written and verbal skills, including the ability to compose business emails
  • Must be able to visually monitor, read and respond to reports, written requests, and written policies and procedures

Chemicals/Agents: Position requires exposure to or use of:

Water treatments, industrial strength cleaning agents, freon, degreasers, coil cleaners, paint thinners, gasoline, pool Chemicals and other assorted and varied cleaning agents

Protective Clothing Type:

  • Heavy work shoe/boot required at all times

Position may also require the use of:

  • Facemask (chemical testing)
  • Goggles
  • Rubber gloves
  • welding shield and gloves
  • Back-braces

Equipment Operation

Position requires the frequent use of a variety of maintenance tools and equipment including but not limited to:

  • Pool equipment
  • HVAC equipment
  • Painting and cleaning equipment
  • Power hand tools (i.e. circular saw, drill)
