Primary Purpose:
Direct and manage the district’s maintenance and grounds operations. Maintain physical school plant in excellent operating condition so that full educational use may be made at all times. Provide a physical environment that is functional, safe, clean, and attractive.
Qualifications:
Education/Certification:
Bachelor’s degree or equivalent experience
School District Maintenance and Operations preferred
Clear and valid Texas driver’s license
Special Knowledge/Skills:
Knowledge of basic principles of construction, school plant maintenance, and custodial operations
Ability to conduct on-site inspection of district facilities
Ability to manage budget and personnel
Ability to implement policy and procedures
Ability to interpret data
Ability to read blueprints and schematics
Strong organizational, communication, and interpersonal skills
Experience:
5 years of supervisory experience in maintenance operations
5 years of experience in maintaining a large plant or building

Prioritization and Assignment of Work Orders
Follow up and follow through on satisfactory completion of work orders
Major Responsibilities and Duties:
Building Maintenance and Repair
1. Ensure that district facilities are functional, safe, clean, and well-maintained.
2. Develop and maintain written departmental procedures for preventative maintenance, maintenance and repair, and operations of all district buildings and equipment.
3. Prioritize and assign work orders to corresponding staff and monitor through completion while staying within the maintenance and operations budget.
4. Communicate delays and repair status to campus principals and administrative staff.
5. Prepare plans and specifications for contracted repair work and site improvement for submission to the purchasing department for bids.
6. Prepare and maintain asset records for capital assets and major mechanical equipment. Use data to create a replacement schedule.
Custodial Operations
- Ensure all LVISD facilities are clean and well stocked on consumables for the school day.
- Implement a system of checklists for more transparency.
- Implement APPA standards for cleanable square feet.
Work Orders
- Management and Maintenance of the work order system and district assets
- Field supervisor role to include accountability for creating, completing and closing work orders on a schedule or rotation basis.
- On call for emergencies, inclement weather
- Monthly work order ticket sessions with department and campus principals on special projects and pending work orders.
Policy, Reports, and Law
- Ensure compliance with federal and state law, State Board of Education rule, and local board policy.
- Compile, maintain, and file all reports, records, and other documents required including timekeeping records.
Budget and Inventory
- Develop and administer a budget based on documented needs and ensure that operations are cost-effective and funds are managed wisely.
- Plan and direct inventory and stock control program for equipment and supplies.
- Recommend disposal of obsolete equipment and purchase replacement equipment when necessary.
- Initiate purchase orders and bids in accordance with budgetary limitations and district policies.
- Approve and forward invoices and purchase orders for the maintenance department to the accounting department
Personnel Management
1. Select, train, supervise, and evaluate staff and make recommendations relative to assignment, retention, discipline, and dismissal.
2. Prepare, review, and revise maintenance department job descriptions.
Safety
3. Maintain safety standards in conformance with federal, state, and insurance regulations and district requirements and develop a program of preventive safety.
4. Ensure that equipment is maintained in optimum operating condition.
Other
5. Participate in the development of the district’s disaster plan and be prepared to take an active role in responding to emergencies as needed.
6. All other duties as assigned by the Director of Facilities & Operations.
Supervisory Responsibilities:
Supervise, evaluate, and recommend the hiring and firing of skilled craftsmen, grounds, and support staff assigned to the maintenance department.
