Job Overview
The Maintenance Coordinator for Surfside Realty Company is responsible for managing and overseeing all maintenance and repair activities for a portfolio of vacation and annual rental properties. This role ensures that properties are well-maintained, functional, and safe for guests, while addressing any issues quickly and efficiently. The Maintenance Coordinator will coordinate with vendors, contractors, and housekeeping staff to ensure all maintenance tasks are completed in a timely manner and in line with company standards.
Key Responsibilities
- Coordinate maintenance and scheduling tasks and repairs
- Vendor and contractor management
- Property inspections and preventative maintenance
- Respond to guest services and communication addressing concerns and problems
- Inventory and supply management
- Monitor and manage expenses ensuring they are keep within approved limits
- Emergency response and crisis management
- Maintain accurate records of maintenance activities, including work orders and inventory management.
- Coordinate and oversee all maintenance activities to ensure timely completion of tasks.
- Manage projects related to facility improvements, repairs, and upgrades.
- Collaborate with other departments to schedule maintenance without disrupting operations.
- Ensure compliance with safety regulations and best practices in all maintenance activities.
Preferred Qualifications
- High school diploma or equivalent; technical certifications or training in property management or a related field is a plus.
- Minimum three (3) years maintenance/construction/coordination experience with residential properties.
- Driver’s License (no DUI’s)
- Must pass a thorough background check
- Certification in HVAC, plumbing, or electrical work is a plus.
- Experience with vacation rental platforms (Escapia, Breezeway, etc.)is advantageous.
- Proficient computer skills and ability to learn system expeditiously & maintains maintenance planning database daily
- Bilingual abilities may be beneficial, depending on the location and guest demographic.
