What are the responsibilities and job description for the Leasing Coordinator position at SVN | Second Story?
Position: Leasing Coordinator - Home Owners Association
Purpose: Act as an onsite representative of SVN | Second Story to manage the day to day operations of the community including monitoring occupancy levels, overseeing unit turns, rent collection, lease enforcement, resident resolution and maintenance of the property to ensure residents have a positive experience while living in the community.
Reports to: Property Manager

Key Responsibilities:
Understand and embody company mission and core values
Corporate Relationship: Understand and embody the SVN | Second Story mission and core values. Attend SVN | Second Story company wide and onsite team meetings as required
Detailed Communication: Review and respond to all internal communication in a timely manner
Property Communication and Showings: Follow up with incoming leads in a timely manner. Conduct tours of available homes, highlighting features and answering questions to prospective tenants.
Application Processing: Assist potential tenants with the application process, including screening and conducting background checks. Utilize management software to track the application process.
Lease Agreements: Prepare and explain lease agreements, ensuring all terms are clearly communicated and understood prior to execution.
Marketing: Utilize our online management system to develop and implement marketing strategies to attract prospective tenants.
Tenant Relations: Build and maintain positive relationships with current and prospective tenants, addressing inquiries and concerns promptly.
Market Research: Stay informed about local rental market trends to competitively price properties and adjust leasing strategies as needed.
Resident Move In Process: Oversee the successful move in of new residents, ensure that they are compliant with necessary documentation prior to move in.
Qualifications:
Preferred but not required: experience in multi-family property management
Excellent time management skills
Strong verbal and written communication skills
A motivated “self starter”
Ability to problem solve and think creatively
Competency in Microsoft Office and Google Workspace
AppFolio Property Manager software experience a plus
Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs
Compensation Details:
Hourly position, competitive pay based on experience
