Position: Onsite Property Manager - HOA Experience Required

We are currently seeking an experienced Property Manager with Home Owners Association experience to oversee the operations of a vibrant mixed use (HOA and single family) community. The ideal candidate will have strong leadership skills, a customer-focused attitude, and a deep understanding of HOA property management best practices.
Job Summary: The Onsite Property Manager will representative the SVN | Second Story team, responsible for overseeing the day-to-day operations of a ~480 unit HOA community. This role requires a proactive leader who will ensure the community is well-maintained, financially sound, and operates smoothly while maintaining positive relationships with residents and vendors. This manager will oversee an onsite property management team including an APM, Staff Accountant, Leasing Agent and Maintenance Technicians.

Manages Onsite Staff: Assistant Property Manager, Leasing Coordinator, Staff Accountant, Maintenance

Key Responsibilities:
Corporate Relationship: Understand and embody the SVN | Second Story mission and core values. Attend SVN | Second Story company wide and team meetings as necessary.
Detailed Communication: Ensure clear and effective onsite team communication in addition to timely communication with the corporate team as needed.
Team Leadership: Have the ability to strongly train and manage a team of onsite staff.
Community Oversight: Manage and maintain the physical and financial aspects of the HOA, including maintenance of common areas, amenities, and landscaping.
Financial Management: Develop and manage the annual budget, oversee assessments, and ensure timely collections of dues and fees. Prepare accurate and timely financial reports for ownership. Work with accounting to ensure timely payables and receivables.
Board Liaison: Serve as the primary contact for the HOA board, providing updates, attending meetings as requested, and ensuring board directives are implemented effectively.
Tenant & Homeowner Relations: Foster positive relationships with residents, addressing concerns and inquiries promptly and professionally. Organize community events to promote engagement.
Vendor Management: Negotiate contracts and oversee the performance of vendors and contractors, ensuring quality service and adherence to budget.
Compliance: Ensure that the community adheres to all local, state, and federal regulations, as well as the governing documents of the HOA.
Crisis Management: Handle emergencies and unforeseen issues promptly and effectively, ensuring resident safety and satisfaction.
Qualifications:
Required: Experience in multifamily property management in a Manager role (3-5 years preferred)
Required: Experience in HOA Community management in a Manager role (3-5 years preferred)
Preferred: Bachelor’s degree in business administration, property management, or related field
Excellent organizational, verbal and written communication skills
Strong financial acumen and experience with budget management.
Proficiency in property management software (AppFolio Management software experience a plus)
Technologically efficient (familiar with Google GSuite and Microsoft platforms)
Leadership skills required
Able to lead a team and excel in a team setting
Ability to problem solve and handle large projects
Attention to detail and ability to manage multiple projects and demands
Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs
Compensation Details:
Salary position, competitive pay based on experience
