Multi Family Residential and Commercial Painter

Reports to : Maintenance Dispatcher

Department : Maintenance Department

Employment Status : Full Time, Non-Exempt

Company Overview : Swami International was established in 1978. The founder envisioned a company with a hands-on management style, a property management company that would be directly involved with all aspects of providing a comfortable, affordable living environment for our residents.

Position Overview : We are in search of trained professionals who specialize in painting interiors and exteriors of various properties, such as multifamily apartments, and commercial buildings. Work includes surface preparation, priming and coating, painting, power washing and staining.

Essential Duties :

Assembling and disassembling scaffolding as required
Covering trim, floors, furniture and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint
Setting up ventilators and other safety equipment;
Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until they're smooth
Applying primer and other sealers to paint surfaces to ensure that paint sticks to them
Mixing and matching paint, stain and other finishes to job specifications
Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers or sprayers
Maintaining an inventory of supplies like paint brushes, rollers and tarps
Removing old finish using scrapers, chemical compounds or other,
Estimating time and material costs on painting projects
Cleaning machines, equipment and work areas using water, solvents and other cleaning aids
Reviewing and implementing work orders and assignments within allotted time frames;
Removing and reinstalling fixtures (e..g, doorknobs, electric switch covers) as necessary
Following safeguards, rules and regulations

1. Perform other tasks and special projects as required.

Requirements :

High School Diploma or equivalent

Min. of 2 years painting experience

Must provide own transportation; ability to provide own tools a plus.

car travel required;

Proof of valid driver's license, vehicle registration and auto insurance required;

Prefer one or more of the following certifications; EPA certified and certified in Osha safety requirements;

Proven ability to safely operate power tools;

Willing to work overtime and / or weekends when necessary a plus;

Must be professional and costumer service oriented, with the ability to deal effectively with unsatisfied tenants;

Excellent written / verbal communication skills, including the ability to express thoughts clearly and exchange information with others;

Bi-lingual Spanish a plus;

Able to work in a fast-paced environment;

Ability to work independently with little or no supervision while using common sense;

Ability to efficiently troubleshoot and assess a problem;

Ability to follow directions and take initiative;

Excellent time management skills including the ability to be highly organized and detail-oriented;

Maintains a safe working environment;

Able to endure and experience temperature changes;

Able to lift and or carry up to 20 pounds above shoulder level on a frequent basis and team lifting above 50 pounds when necessary;

Ability to walk, stand, climb, stoop, bend, kneel, and or crawl;

Ability to work in small, confined workspaces.

Hourly $18-$25 paid semi-monthly, commensurate on experience.
