Sweetwater Property Management is a Professional Multi-Family Property Management Company in Fayetteville, NC. We are looking to hire a Super Star Maintenance Supervisor for a brand new luxury apartment community in Kernersville, NC. The ideal candidate will have a proven background as an effective leader and a positive personality.
Our Maintenance Supervisor should have 2 years of experience at an apartment community. Responsibilities will include ordering supplies, overseeing capital repairs, and ensuring our turn schedule is timely and efficient. This candidate should be familiar with all aspects of basic maintenance and repair. This will include light plumbing, electrical, minor appliance repair, HVAC troubleshooting, and more. The ability to work with vendors to coordinate cleaning, painting, and miscellaneous projects is necessary. Experience with pool maintenance is preferred.
Responsibilities:
- Maintain positive resident relations through superior service.
- Participate in the daily operations of the property.
- Supervise the Maintenance Team.
- Work Order response, management, maintenance, and follow-up.
- Vendor negotiation, scheduling, and contracting.
- The Turn and Make Ready process.
- Conduct regular property health and safety inspections.
- Inspect units for Move In readiness.
- Ensuring company policy and state and federal safety and fair housing laws are met.
- Train and hold accountable the Maintenance Team for daily upkeep and expectations.
- Hands-on maintenance.
Requirements:
- At least 2 years of experience in apartment or hospitality maintenance is preferred.
- Must own tools relevant to the job.
- A valid driver’s license.
- On Call Maintenance.
- A background check must be completed.
