Swoon works directly with a real estate, construction, and investment firm focused on value-add residential properties in the Western U.S. We are looking for a talented Asset Manager to join the team!
Location : Fully Onsite in San Diego, CA
Compensation : $100,000 - $120,000 base salary discretionary annual bonus
Eligible upon hire for 401(k) plan
Role Overview : The Asset Manager will oversee a portfolio of apartment communities, ranging from stabilized assets to those under renovation. This role focuses on optimizing the financial and operational performance of assets to achieve the best return on investment. The position reports to the Managing Director of Asset Management and is a full-time exempt role.
Key Responsibilities :
- Develop and execute hands-on asset management strategies to maximize revenue, expenses, and capital expenditures.
- Oversee renovation projects in collaboration with design and construction teams.
- Create business plans to enhance long-term property value.
- Budget, forecast, and track income / expenses, capital needs, and risk-return analysis.
- Provide guidance to third-party property management firms.
- Regularly visit assets, monitor local market dynamics, and track competitor performance.
- Represent the firm in the marketplace and stay informed on trends affecting the properties.
- Collaborate with Investor Relations and Capital Markets on investor and lender inquiries.
- Assist the acquisitions team with due diligence, underwriting, and business plan development for new opportunities.
