SweatHouz (SWTHZ) is a fast-growing wellness brand offering infrared sauna, cold plunge, and recovery services. We are expanding into high-caliber retail centers across the U.S. and Canada. As we continue to scale, we seek a Real Estate Manager to support our national expansion by handling site selection, market analysis, and lease negotiations.
Position Summary :
The Real Estate Manager will play a key role in supporting site selection, evaluating potential new locations, assisting with lease negotiations, and managing the real estate portfolio. This position requires strong analytical skills and a deep understanding of the real estate market. You will collaborate closely with internal teams, franchise owners, brokers, legal counsel, and landlords. The role requires full-time, in-office commitment in Atlanta with up to 15% travel for site visits and market tours.
Key Responsibilities :
- Franchise Support : Assist franchise owners with market analytics, site selection, broker selection, deal analysis, and lease negotiations.
- Corporate Store Development : Work with legal and construction teams to negotiate leases, finalize contracts, and ensure timely store openings on budget.
- Site Evaluation : Visit potential sites, evaluate demographic data, traffic patterns, signage, co-tenancy, zoning, and other key factors to assess site viability.
- Site Submittal & Approval : Manage the site submittal process for both franchise and company locations and provide support to the Senior team during approval stages.
- Report Preparation : Create detailed SAR packages, including market analysis, photos, and GIS data, for proposed new locations.
- Lease Review & Abstraction : Assist in reviewing lease terms to ensure alignment with financial and operational goals.
- Deal Negotiation Support : Provide analytical support during lease negotiations, ensuring favorable terms for the company.
- Portfolio Management : Track and analyze the performance of existing locations, identifying opportunities for lease optimization, relocation, or expansion.
- Collaboration & Communication : Work with brokers, developers, and internal teams to ensure smooth deal-making and store opening processes.
