Uptown Fayetteville is seeking an experienced Maintenance Supervisor to lead our service team! Candidates must have at least 3 years of prior experience in a multifamily Maintenance Supervisor role, have a valid Driver's License, CPO, and Universal EPA or Type 2 EPA Certification. Strong HVAC and leadership skills are a must!
TITLE: Maintenance Supervisor
REPORTS TO: Property Manager
JOB SUMMARY:
Assists and works under the direct supervision of the Maintenance Supervisor and performs necessary repairs and preventative maintenance throughout the entire property. May perform duties of the Maintenance Supervisor as required by the needs of the property. Continually strives to increase his/her working knowledge of the property to achieve position of Maintenance Supervisor.
ESSENTIAL DUTIES:
- Monitors and assists completion of make-ready units.
- Trouble-shoots, diagnoses and corrects minor air conditioning failures (i.e., low freon, bad compressor, fan motors). Must have EPA Universal certification. Ensures filters are replaced in a timely manner. Assists with replacing complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.
- Trouble-shoots, diagnoses and corrects minor heating failures (i.e., replace heat strips, exchangers, thermo couplings, boilers, tube bundles, etc). Completes preventative maintenance as necessary.
- Trouble-shoots diagnoses and corrects minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermo couplings, etc).
- Repairs minor electrical problems (i.e., change out switches, receptacles, fixtures, etc). May work with high voltage 110-220 volt.
- Repair minor plumbing problems (i.e., change out bibs, seats, pop-up assemblies, operate sewer machines, sweat copper lines, maintains boiler logs, etc).
- Provides minor carpentry, glass and sheet rock repairs (i.e., remove/replace doorframes, patch holes in sheet rock, apply texture, repair sub floors, repair cabinets, etc).
- Assists in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
- Performs necessary repairs and preventative maintenance on rental units as they become vacant, maintains adequate supply of rental units ready for occupancy and sales presentations, may assist as required and assigned in painting of interior units, office, clubhouse, laundry rooms, common areas, and occupied units.
- Repairs/patches carpet and re-stretches, installs vinyl, or sheet goods.
- Re-keys locks and cuts keys.
- Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects same immediately, advising of necessary action.
- Shares on-call duty with Maintenance Supervisor and is available at all times via pager, unless previous arrangements have been made.
- Performs reasonable duties under supervisors direction in completing resident work orders and requests for service.
- Incorporates both safety and customer service in the performance of all job duties.
- Maintains consistent and punctual attendance record.
- Performs other reasonable duties as assigned.
RELATIONSHIP WITH OTHERS:
Has contact with on-site management and office personnel, other service technicians and residents of the property. Participates fully in staff meetings and designated company training programs.
EDUCATION AND EXPERIENCE:
- High school graduate or GED
- Universal EPA certification is required
- CPO license highly preferred
- A minimum of 3 years prior Maintenance Supervisor experience is required
- Valid Driver's License required

Qualifications

- A minimum of six months’ prior apartment maintenance staff experience is required.

He/She must portray a clean, neat, well-groomed professional appearance. Job required company-approved attire with identification badge in sight. The incumbent must be customer service oriented and genuinely support and promote good resident relations and service staff and residents.

The Assistant Maintenance position requires the following physical and mental capabilities to be performed:
