Overview
We are seeking a dedicated and experienced Maintenance Technician to oversee the daily operations of our residential and commercial property. The ideal candidate will have solid experience working with minor plumbing, electrical repairs, appliance troubleshooting, painting, drywall repair, and some janitorial assignments. Working as a team with all members to optimize the owner's asset is our goal. This role requires a proactive individual who can effectively manage multiple tasks while providing exceptional service to both tenants and property owners.
Responsibilities
- Manage all aspects of property maintenance, including turnovers, and assisting property inspections.
- Maintain accurate records of maintenance information, shop, tool inventory, repair, key, or service logs, and property maintenance requests while using property management software such as MRI Residential Management with other applications.
- Maintenance staff will assist to coordinate contractors to ensure timely repairs and upkeep of the properties.
- Be available for on call for emergencies after business hours.
- Conduct regular inspections of property to ensure annual requirements are meet with safety regulations and company standards for example sprinkler, fire alarm system, elevator, smoke detector, exterior lighting, security cameras, or other features of the property.
- Upkeep of parking lot, grounds and landscaping maintenance as needed.
- Assist Property Manager with budgeting for property maintenance operations, including forecasting expenses while keep maintenance items used in turnovers are accurate to maintain the consistency at the property.
- Implement effective maintenance strategies to maximize cost or savings for property interior or exterior operations.
- Snow removal of sidewalks and all entry points at the property.
- Stay informed about local laws and regulations related to property management to ensure property compliance for physical requirements, maintenance, and safety at the property.
Skills
- Preferred 1 year of experience or proven or related skillset as a Maintenance Technician or Construction Worker or similar role in real estate.
- Experience in data entry and maintaining accurate maintenance records.
- Knowledge of property facilities management best practices in plumbing, electrical, and or HVAC systems.
- Familiarity with property management software such as MRI, Bostonpost or OneSite is preferred but not required.
- Professional appearance with excellent communication and interpersonal skills to foster positive relationships with coworkers & tenants.
- Ability to work independently as well as part of a team, demonstrating strong of experience in property management maintenance or similar job experience.
