Position Overview
Multi-Jurisdictional Title Examiners play a pivotal role in our organization by meticulously abstracting and scrutinizing documents from public records. They provide title opinions grounded in their comprehensive understanding of title matters. This involves a thorough examination of the historical chain of title and relevant documents to identify any errors or issues, taking requisite measures to ensure a clear title. Additionally, Title Examiners are responsible for generating precise and professional title commitments while maintaining a high level of efficiency in assessing risks and liabilities in accordance with policy provisions.
Key Responsibilities
- Scrutinize title orders in line with company guidelines to assess title conditions and insurability. This involves analyzing the impact of various documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, probates, and other recorded matters.
- Evaluate pertinent record documents to ascertain ownership, legal descriptions, and their relevance to the title.
- Articulate the chain of title, exceptions, and requirements to clients and supervisors.
- Identify and address title defects, devising curative solutions as needed.
- Assess potential risks and liabilities that may pose a threat to the company, promptly bringing such matters to the attention of local title management, state title management, or underwriters as appropriate.
- Maintain consistent productivity levels and adhere to delivery standards on a daily basis.
- Collaborate closely with clients and management to meet established timelines and provide assistance in addressing inquiries.
- Prepare accurate and comprehensive title commitments in accordance with company examination and policy procedures.
- Perform any additional duties assigned by the manager.
Qualifications
- Minimum of 5 years' experience in retail title examination.
- Ability to produce a minimum of 4-5 average metes and bounds files daily OR 8-9 lot and block files daily.
- Maintain a minimum accuracy rate of 98%.
- Proficiency in examining and mapping metes and bounds and section land.
- Advanced knowledge of complex title matters, including probate, foreclosure, trusts, guardianship, bankruptcy, and tax deeds.
- Strong computer skills and ability to quickly adapt to new software and processes.
- Familiarity with title searching software is required.
- Profound understanding of advanced underwriting policies and guidelines.
- Knowledge of real estate law and title and escrow curative procedures.
- Ability to research and make sound decisions regarding requirements and exceptions for complex cases found during the search and examination process.
- Capability to meet or exceed daily production requirements of 7 files.
- Demonstrated adaptability to learn new streamlined procedures and guidelines for improving the speed and accuracy of the search and examination process.
- Effective communication skills, both verbal and written.
- Strong organizational skills with an ability to work within established timeframes.
- Capacity to thrive in a fast-paced environment while maintaining composure.
- Excellent problem-solving and critical thinking abilities.
Education, Formal Training, and Experience
- High School diploma (or equivalent). Specialized training in word processing software, database or spreadsheet software (obtained either in school or through up to six months of training) is desirable.
- A minimum of four years of industry experience.
Salary : $60,000 - $70,000
