SUMMARY
As a Maintenance Service Technician, this individual participates in the activities of the property maintenance staff and contractors engaged in the maintenance and repair of physical dwelling structures, buildings, appliances, swimming pools and the maintenance of grounds through the performance of the following duties.
RESPONSIBILITIES
Provide prompt and superior customer service to all residents, prospective residents, visitors and vendors.
Consistently participate in the preservation of the asset to include capital projects, unit turn policy compliance, and work order processing of all units to ensure quality standards & resident compliance.
Daily communication with the Maintenance Service Manager and Property Manager
Ensure excellent curb appeal through daily inspections of the entire property
Perform periodic inspections of the property at the direction of management, investors or governmental agencies
Process all work orders and emergency maintenance calls promptly
Walk occupied units within 30 days of move-in and quarterly thereafter to perform preventative maintenance
Complete unit turns within five business days of move-out
Maintain a neat, orderly, and safe maintenance shop
Maintain OSHA and MSDS sheets and logs
All other duties as assigned.
Requirements
QUALIFICATIONS AND SKILLS REQUIRED
Individual must be available for emergency on-call (rotating schedule).
Must score a minimum of 50% on the T & R Maintenance Service Test
Must possess at least six months of experience in 4 of the following 7 major trades, i.e., 1) carpentry, 2) electrical, 3) plumbing, 4) HVAC, 5) roofing, 6) siding or 7) painting.
Completion of Technical Coursework with hands on components, in at least 4 of the above 7 major trades; is acceptable in lieu of on the job experience
Valid driver’s license and proof of auto insurance
PHYSICAL DEMANDS
Individual is required to stand, bend, stoop, crawl, walk, and occasionally to climb ladders for the repair of pole lighting, siding and or roofs up to a height of two stories. Weightlifting requirements include lifting or moving up to 75 pounds from the floor to waist, from floor to chest, from floor to shoulders and also being able to drag or carry 75 pounds over a distance of 50 feet. Individual is also required to lift 20 pounds overhead and needs the ability to move around while laying on his/her back while performing repairs. Since our properties have multiple stories, being able to climb 3 flights of stairs repeatedly is also an essential function. Salary : $44,000 - $57,000
