Position Summary
The Manager, Facilities TCR (Taco Cranston) manages the corporate buildings and structures, facility grounds and parking lots, as well as non-IT infrastructure and services. The manager develops, implements, and manages business strategies that effectively utilize the plant's resources. They ensure that cleanliness and overall appearance of facilities are properly maintained. They observe building codes, applicable laws, and regulations, operating the property in such a manner that the safety of employees and guests are always ensured. The Manager, Facilities establishes the vision and executes the preventative maintenance strategy for manufacturing and facility to include software strategy. This role leads the facilities department staff in deploying continuous improvement activities and leads and executes building security policies and procedures.

- Achieves preventative maintenance key performance indicators
- Manages expenses to budget
Responsibilities
Responsibilities include but are not limited to:
- Manages and achieves building and facilities goals and objectives by establishing departmental action plans, identifying and implementing new processes, procedures, standards and technologies, developing and tracking core metrics, resolving problems, identifying service trends, and driving improvements in service levels, transactional efficiencies and cost management.
- Oversees the maintenance, repair and renovation of the corporate buildings and infrastructure. Performs daily inspections of properties, internal and external; ensures that all equipment is in proper operating order. Implement and support 5S and Continuous Improvements objectives. Resolves building emergencies such as plumbing, air conditioning, and building health quality. Ensures that facilities are clean and well maintained at all times.
- Manages construction for facility renovations, ensuring timely completion within established budget guidelines. Monitors and supervises service providers and building and renovation contracts. Maintains responsibility for space allocations to meet departmental growth.
- Develops and manages energy strategy for facility to include electricity and gas. Understands energy cost components and establishes future contracts to optimize company costs. Develops long term strategy for self-generation in the areas of co-generation and solar.
- Operates property in an efficient manner regarding utilities, energy, preventative maintenance, and special projects. Ensures compliance with building codes, local, state, and federal laws, and governing regulations that pertain to the operation of facilities and properties. Contacts local authorities on facilities related matters. Works with insurance company on facility and property related claims.
- Achieves cost savings through maximizing utilization of suppliers and preferred vendors/contractors and by identifying additional efficiency opportunities that are consistent with company goals.
- Implements and manages contracts for facility equipment and maintenance and outsourced facility services (janitorial, security, landscaping, waste removal, etc.) to ensure quality, efficient, effective, and adequate services.
- Provides 24/7 emergency response and backup support for operational staff in handling on-call facilities emergencies as well as ensuring compliance with security policies and practices.
- Participates in crisis management and business continuity planning. Supports corporate wide contingency planning/business continuity efforts. Coordinates training, communication and testing of business continuity plans. Supports recovery effort in time of disaster.
- Leads and drives preventative maintenance strategy for manufacturing and facilities. Plans, develops, documents, and implements new methods and procedures designed to improve operations, minimize operating costs, and affect greater utilization of labor and materials. Develops/ maintains relevant KPI for facilities and reports progress and plans to executive management. Develops strategy and leads use of maintenance software system.
- Establishes and maintains facilities standard operating procedures. Assures proper documentation of records for facilities department activities. Ensures effective and high-quality data maintenance in the company Enterprise Resource Planning (ERP) and related systems.
- Leads and drives building security, security systems, fire systems and alarms. Manages building security issues, including maintaining building keys with employee list. Performs duties in a safe manner; reports any potential safety hazards to management staff.
- Establishes budget and accurate spending projections, identifies significant capital spend requirements during budget preparation and manages with allocated resources. Provides data and status reports for the preparation and monitoring of the annual building and facilities budget and for verifying invoices. Manages and monitors expense variances. Works with finance to identify the life remaining in significant capital assets.
- Maintains extensive interaction and information flow with internal and external customers to ensure seamless delivery of facilities services. Schedules and coordinates the actions and projects of the facilities staff to effectively service the needs of the manufacturing, administration, engineering, and management groups.
People Management
- Evaluates team members to identify strengths and opportunities for improvement; collaborates on development actions and ensures resources necessary to complete actions
- Cascades relevant and appropriate information about the Company and department effectively and in a timely manner
- Coaches and mentors for skill and knowledge development
- Executes necessary responsibilities of team during absences or alternate engagement
- Ensures team adheres to company policies, practices, and department standards
- Assigns actions and ensures completion
- Reviews work quality and coaches team
Qualifications
Required:
- Bachelor's degree in Facilities Management, Operations Management or Mechanical Engineering
- 10 years of diverse facility management operations experience, preferably in a manufacturing environment
- 7 years of managerial or supervisory experience
- Experience with a computerized maintenance management system (CMMS); Limble software experience a plus
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, etc.)
- Proven management of preventive maintenance programs
- Comprehensive understanding and experience in startup, shutdown, and preventive maintenance of HVAC mechanical, electrical, and environmental engineering equipment
- Relevant experience in generating request for information/quotation (RFI/RFQ), statement of work (SOW) specifications, value engineering, project budgeting, and construction cost estimates
- Proven success in managing and completing project team tasks with effective liaising between Employee Health and Safety, Security and Operations, including external contractors, vendors, professional consultants, and local, state, and federal governmental agencies
- Knowledge of and commitment to compliance with Occupational Safety and Health Administration (OSHA) regulations, environmental health, and safety guidelines, building and fire codes
- Strong interpersonal, organizational, leadership, and management skills
- Ability to manage multiple priorities and tasks and exhibit sound judgment and decision-making
- Excellent verbal and written communication and presentation skills
Work Environment
This position works primarily in a production floor environment where large equipment and noise are prevalent. Safety gear is required in these areas.
This position reports into the site every day and may be able to work from home on an ad hoc basis.
