About the Property Manager role:
Join THA as a Property Manager and play a crucial role in ensuring our properties are safe, enjoyable to live, good neighbors, and operate efficiently. You’ll be part of a team dedicated to providing high-quality, stable housing and supportive services to our community, helping residents prosper and neighborhoods thrive. The Property Manager ensures maximum occupancy of housing units, coordinates responses to emergencies, and sustains successful residency. The Property Manager also prepares and oversees the operating budget for assigned property and ensures continuous improvement of service delivery to residents.
What You’ll Do:
- Manage Properties: Oversee marketing activities, process rental applications, ensure maximum occupancy, and verify eligibility in line with HUD fair housing standards and THA policies.
- Resident Relations: Coordinate and perform move-ins, conduct follow-up visits, and address resident concerns to maintain positive relationships.
- Administrative Duties: Monitor lease compliance, handle rent payments, oversee eligibility reviews, prepare reports, manage budgets for assigned properties, and ensure timely completion and recording of all required actions such as renewals, recertifications, reasonable accommodations, grievances, legal actions including evictions, application responses and filing.
- Maintenance Coordination: Partner with maintenance staff to ensure properties are well-maintained and safe.
- Support Services: Work closely with support services staff to assist families at risk of eviction and refer residents to appropriate resources.
- Regulatory Compliance and Coordination: collaborate with other departments to ensure compliance with and updates to Public Indian Housing notices, Code of Federal Regulations, and tax credits, particularly Housing Choice Voucher programs, maintaining a high level of knowledge of federal leased housing regulations.
- Leadership: Supervise and guide assigned staff, ensuring high performance and effective teamwork, coordinate with Property Management and other departments to ensure compliance with affordable housing regulatory requirements.

Who You Are:
- Bachelor’s degree in liberal arts, real estate, public administration, business, or related field.
- 3 to 5 years’ experience in property management leadership, including HUD programs.
- 3 or more years’ experience with laws and regulations that govern public agency real estate management, including tax credit and project-based properties.
- 3 or more years’ supervisory experience.
- Current and valid WA driver’s license with acceptable driving record and auto insurance.

Work Arrangement Options
All employees have a 120-day probationary period that starts the 1st day of employment. During this time, employees train, onboard, and perform their work in-person/in-office. Depending on the position and as approved by the manager, employees may have an option to work a hybrid schedule (part remote, part in-person) once they pass probation.
