Taft Management Group, LLC is seeking a Maintenance Supervisor for our newest property, Regency Townes, located in Greenville, North Carolina. This community features 137 townhomes with a resort-style pool, clubhouse/office, smart home technology with controlled locks, lighting, and thermostats, Metronet fiber internet, and in-unit washers and dryers. Renowned for our exceptional communities, outstanding amenities, and prime locations, Taft Management Group is thrilled to add Regency Townes to our portfolio and is looking for the ideal candidate to join our team.
Property Maintenance:
Oversee the general upkeep of the apartment community, including common areas, amenities, and individual units.
Perform or supervise routine maintenance tasks such as plumbing, electrical, HVAC, appliance repairs, and carpentry.
Coordinate and perform preventative maintenance tasks to extend the life of property systems and equipment.
Ensure that all maintenance-related issues are promptly addressed, and track the completion of work orders using the property’s management software.
Resident Service:
Ensure timely and professional responses to resident maintenance requests, maintaining high levels of customer satisfaction.
Conduct move-in/move-out inspections and ensure that apartments are ready for new tenants.
Communicate effectively with residents regarding maintenance schedules, updates, and disruptions.
Safety & Compliance:
Ensure the property complies with all local building codes, safety regulations, and company policies.
Conduct regular safety inspections and address any hazards promptly to maintain a safe living environment for residents and staff.
Maintain an organized, clean, and safe maintenance shop with proper inventory management of tools, supplies, and equipment.
Budget & Cost Control:
Assist in managing the maintenance budget by tracking expenses, ordering supplies, and minimizing costs through efficient work practices.
Work with the Property Manager to ensure that major repairs or improvements are completed within budgetary guidelines.
Ensure that all work is completed within established cost parameters and meets company quality standards.
Emergency Response:
On-call availability for after-hours emergencies.
Coordinate emergency repairs or respond to critical issues to ensure the safety of residents and the integrity of the property.
Experience:
Minimum of 2 years of hands-on experience in apartment property maintenance, with at least 1-2 years in a supervisory or leadership role.
Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance practices.
Skills & Abilities:
Excellent troubleshooting, problem-solving, and multitasking skills.
Ability to prioritize tasks and manage time effectively.
Strong communication skills with the ability to interact professionally with residents and staff.
Certifications (Required):
CPO (Certified Pool Operator)
HVAC Certification.
Physical Requirements:
Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders, bending, stooping, and operating maintenance tools and machinery.
Must be available for after-hours emergency calls and on-call shifts as needed.
