The Associate Development Manager is primarily responsible for managing the development and construction of existing and future real estate projects. A successful Associate Development Manager will have a forward-thinking and positive approach to value-add renovation opportunities, ground-up construction, and small to mid-size capital projects. This individual will take great pride in the physical and financial condition of each real estate project, will always seek to implement the best operating practices on-site, and understand that this role is critical to the reputation and growth of Tailwind Group.


This is a full-time position working a standard schedule, Monday - Friday from 8:00am to 4:30pm. Overnight travel may be required 1-2 times per month. This position can be fulfilled from our Mankato or Excelsior, MN, corporate offices.


The compensation range for this position is $70,000 - $95,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties

  • Model and cascade Tailwind Group’s five core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
  • Understand standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
  • Responsible for small to mid-size renovation projects from the ownership side (entitlement, pre-construction activity, coordination with design partners, cost budgets, schedules, attending OAC meetings, on site visits, FF&E, etc.)
  • Oversee small to mid-size projects within the student housing and commercial portfolios, working closely with the operations, facilities, and/or property management teams.
  • Manage and develop positive relationships with our general contractor and design partners.
  • Represent the organization at planning and zoning, city council, and other local approval meetings as required.
  • Support due diligence and research for potential acquisitions that require work from the department; renewing original drawings, exploring potential to add additional density to site plan, reviewing 3rd party reports, etc.
  • Coordinate all details with the design team on the project (civil, architectural).
  • Successfully manage multiple projects simultaneously utilizing strong project management and organizational methods.
  • Manage the financial review of the budget, pay apps, change orders, sources, and use; work closely with the finance and accounting department to ensure all have a grasp on the current state of the project.
  • Assist in the creation, documentation, and maintenance of Tailwind Group’s Development Department Policies and Procedures.
  • Perform other duties as directed by the Director of Development and Commercial Real Estate.

Requirements

  • Bachelor’s Degree in Construction Management, Civil or Structural Engineering, or related field.
  • Three or more years of progressive experience in construction project management, student housing is preferred.
  • Experience creating, reviewing, and maintaining project budgets. 

Knowledge, Skills, & Abilities

  • Demonstrated ability to work in a growing, fast-paced environment managing multiple projects simultaneously. 
  • Possess strong administrative, organization, and communication skills. 
  • Ability to build and maintain relationships with internal and external stakeholders.
  • Be a self-motivated individual and excel at working in a team environment. 
  • Experience with Project Management software: ProCore, Northspyre, and/or Asana is preferred. 
  • Ability to travel 1-2 times per month where applicable.
