Student Housing Property Manager
Location: The Heights- 1000 N Dakota St, Vermillion SD 57069

What you'll do –
Resident Relations
- Understand the needs and expectations of current and prospective residents, parents, clients, and vendors
- Maintain active and effective communication with residents, parents, and university personnel
- Distribute monthly newsletters and resident communications
- Develop and maintain a positive sense of community for both residents and associates and encourage participation in the event and activities
- Assist in mediation and resolution of resident conflicts by encouraging respect for and appreciation of individual differences
- Develop and maintain resident retention programs
Team Management
- Effective interviewing, hiring, training, and leading of the best and brightest team members, empowered to:
- Be creative in their work and take ownership
- Connect with and serve our prospective residents and parents, existing residents and parents, their neighboring university and staff, and local community
- Ensuring our community's curb appeal reflects the value of service we provide with pristinely cleaned and well-maintained grounds and facilities – curb appeal is EVERYONE'S responsibility

Leasing and Marketing
- Ensure leasing staff complies with corporate procedures and government laws on Fair Housing
- Ensure all data is accurately entered into property management software, resulting in quality follow-up
- Review and generate lease documents to ensure 100% accuracy
- Understand all lease documents and all related addendums and be able to clearly communicate to residents, prospective residents, and parents all relative information
- Prepare/monitor daily and weekly leasing reports
- Project a favorable image of the community to achieve property objectives and public recognition
- Work with Director of Marketing and Real Estate and Regional Property Manager to develop, manage, and implement effective marketing strategies to ensure leasing goals are met
- Ensure all social media channels are updated regularly to promote the property
- Oversee renewal kick-off, including planning and executing events
- Effectively oversee and lead both the office and facilities team through the turnover process
Financial Management
- Assist in the development of the annual budget
- Oversee property delinquency
- Enter property invoices for timely payment
- Make approved purchases for the property and monitor all expenses
- Project quarterly income and expenses
Facilities
- Implement a successful turn plan
- Ensure maintenance team is completing all service requests in a timely manner
- Regularly walk property to identify and address maintenance issues
- Understand, communicate and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources
Risk Control
- Document and address behaviors of residents that violate the law or the community lease agreement
- Identify and address safety and security risks
- Prepare and submit incident reports
- Handle emergency situation in conjunction with the corporate team
General Operations
- Ensure confidentiality of client, resident, and company information
- Attend and contribute to all staff meetings and any special or emergency meetings
- Understand and adhere to Talon Development policies and procedures
- Maintain a clean and professional work environment
- Report time and attendance
- Manage time efficiently and effectively
- Assist in other duties as assigned

- Work is performed in an office environment and requires the ability to operate standard office equipment and keyboards.
- Must have the ability to lift and carry parcels, packages, and other items, to walk short distances, and drive a vehicle to deliver and pick up materials.
- While performing the duties of this job, the employee is regularly required to talk or hear.
- This is largely a stationary role, but does require walking, standing, lifting, bending, grasping, etc.
