Primary Purpose:
Provides ongoing preventative maintenance and resident assistance, building and grounds maintenance, troubleshooting maintenance problems and various related tasks as assigned. Performs most tasks independently with occasional assistance of outside vendors. Is available to respond to maintenance emergencies that may arise outside of regular working hours.
Qualifications:
- Prior experience in building maintenance. Assisted living experience is preferred, but not required.
- Must possess knowledge of the following:
o Plumbing, including but not limited to design/mechanics of commodes, plumbing fixtures, drains, discharge lines, hot water heaters, dishwashers, ice machines, etc.o HVAC, including but not limited to general principles of HVAC and heat pump operation/mechanics, and refrigeration.o Electricity, including but not limited to wiring, voltage, amperage.
- Valid driver’s license; must have clean driving record with no major violations.
Other Specialized Knowledge and Abilities:
This position requires incumbent to have:
- Must be able to communicate in English, both orally and in writing, and comprehend the same.
- Must be able to use good judgment and help residents solve simple problems.
- Must be able to understand and empathize with the needs of others.

Essential Job Functions & Tasks:
1. Preventative maintenance
- Coordinates with appropriate Community staff when scheduling/planning all jobs.
- Maintains the digital work order system.
- Inspects specific areas on a routine basis and promptly corrects any problems found. Areas for routine inspection may include but are not limited to:
o Lighting/ballasts/circuit breakers.o Water heater/water softener/boiler/holding tank.o Heat pumps/air conditioning.o Kitchen equipment.o Carpets and flooring.o Fire and safety equipment. Ensures that extinguishers have been properly inspected.o Community-owned vehicles. * Perform other assigned maintenance tasks as assigned by the Environmental Services Director.
2. Assisting Residents
- Recognizes and protects residents’ rights and confidentiality according to state and federal laws.
- Assists residents when moving, including but not limited to transporting furniture and pre- boxed personal belongings as needed.
- Performs broad range of repairs for residents, including but not limited to fixing lamps, electrical cords, etc.
3. Ongoing building and grounds maintenance * Surveys vacant resident units to determine needs; addresses same, including but not limited to carpet cleaning/shampooing, spackling, painting, etc.
- Maintains common area carpets and furniture using approved products and machinery.
- Replaces light bulbs and cleans lighting fixtures. Ensures outdoor lighting is functioning and free of bugs or debris.
- Cleans kitchen equipment, including but not limited to kitchen hood, steamer, ice machines, vacuuming refrigerator coils, etc.
- Maintains safety of Community vehicles, including but not limited to periodic maintenance and annual inspections.
- Maintains outdoor furniture in good repair.
- Picks up all outside litter. Keeps grounds and parking areas tidy.
- Maintains all equipment.
- If applicable, performs prompt and effective snow removal to ensure resident and staff safety. This includes, but is not limited to shoveling sidewalks, clearing parking areas and spreading de-icer.
4. Other Duties * Analyzes and troubleshoots problems by performing necessary repairs, including but not limited to clogged drains, leaking faucets, clogged toilets, and malfunctioning ice machines, dishwashers, washers/dryers, heat pumps, etc.
- Utilizes appropriate experienced vendors for equipment repairs requiring special expertise, such as watermain breaks, fire sprinkler systems (if applicable), fire safety equipment, and freezer/refrigerator repair.
- Coordinates with outside vendors for approved services.
- Maintains an appropriate working inventory of supplies necessary to keep building and related equipment in constant working order.
- Manages maintenance activities to meet department budget expectations.
- Ensures maintenance services are available 24 hours/7 days a week to handle emergencies that cannot wait until regular daytime hours. (Rotating on-call) This may involve overtime hours, at the discretion and approval of the Environmental Services Director and/or Executive Director.

- This position reports to and is supervised by the Director of Environmental Services.
- Develop good working relationship with entire on-site staff.
- Support the Mission, Vision, and Values of the Community and establish good working relationships with Executive Director and the Department Directors.
- Establish positive relationships with residents.
- Develop a good rapport with maintenance vendors who provide service to the site and Community.
Working Conditions: * Exposure to chemicals such as chlorine, paint thinners, cleaning solvents, fuels.
- Working with power equipment and electrical circuits.
- Exposure to illnesses and frailties of residents.
