What are the responsibilities and job description for the Construction Estimator position at Taylor Ryan Executive Search Partners?
Key Responsibilities
Evaluate all construction deficiencies located at multi-family properties and determine improvements necessary for code compliance and to meet applicable minimum property standards.
Create comprehensive scope of work to repair property issues as requested by management.
Ensures the customer receives an accurate cost estimate of damages.
Complete forms necessary for the delivery of a complete bid package and follow customer scope of work accurately.
Inspect job sites with client, sales and adjuster to prepare detailed scopes of work and repair estimates in a timely manner.
Communicates effectively the scopes of work with insurance adjusters.
Facilitate communications between stakeholders.
Provide insurance industry expertise to the Sales representative during contract negotiations.
Provide Operations with appropriate scopes of work. Help with hard cost estimating.
Assist in providing proper information for invoicing.
Key Knowledge Skills & Abilities
Knowledgeable of the Building and Construction industry, including but not limited to, materials, methods, and the tools involved in construction or repair of all aspects of the multi-family industry. Includes understanding multi-family construction drawings and specifications.
Knowledge of quantity take-off means and methods for material and labor.
Ability to break down a complex, conceptual, ambiguous problem into logical, smaller steps, to complete the task.
Knowledge of how long certain phases, tasks, or portions of a project should take to be able to identify if it is going well or not and to then make adjustments.
Ability to maintain professional rapport with a diverse audience.
Ability to ask for help, make mistakes and grow from them.
High level knowledge of local labor and material cost
Ability to estimate scopes of work without the need for sub bids
Ability to seek out a challenge and tackle it
Ability to maintain a presence in the field and conduct job walks as needed
Ability to manage high-volume workload
Position Requirements & Preferences
Degree not required, but is preferred
Experience in multi-family renovation
Experience in estimating role required
Best predictor of success is to look at their tenure in the estimating role. 3 years in multi-family estimating role is ideal
Ambitious – someone who is able to recognize opportunities and will go get them.
Someone who will partner with clients to expand the scope of work to maximize job profitability.
Construction experience in the United States
Key Detractors in a Candidate
Engineering and construction degrees may be counterproductive; be selective
Single-family new construction and single-family restoration work does not typically translate to our industry.
New construction / ground-up construction
No construction experience, even if they have had asset management experience, for example. Must have construction experience.
Someone who needs all the steps outlined in the estimating process.
