Property Accountant
Position Overview:
We are looking for a detail-oriented and proactive Senior Property Accountant to join our dynamic team. This role is responsible for full-cycle accounting for an assigned portfolio of Commercial properties, ensuring accuracy in financial reporting and compliance with accounting standards. Strong analytical and communication skills are essential, as this position requires collaboration with property managers, asset managers, and company executives.
Key Responsibilities:
Cash Management & Disbursements:
- Monitor daily cash flow and reconcile monthly bank and mortgage statements.
- Review and approve tenant billings and chargebacks.
- Ensure timely payment of mortgages, taxes, insurance, and ground leases.
- Review and approve invoices for proper coding and payment.
- Assist in processing quarterly distributions to owners and investors.
Monthly Reporting:
- Reconcile general ledger accounts and maintain accurate work papers.
- Analyze balance sheet activity to ensure accurate financial records.
- Complete month-end close procedures within designated timelines.
- Work with property managers to explain budget vs. actual variances and prepare financial reports in line with ownership requirements.
- Upload reports to third-party portals as outlined in ownership and management agreements.
Budgets & Operating Expenses:
- Use Yardi’s Advanced Budgeting and Forecasting to create reforecasts and budgets.
- Manage the budgeting process by assisting property managers in meeting deadlines.
- Analyze lease agreements and recovery structures to estimate operating expense rates and base rent projections.
- Complete annual operating expense reconciliations accurately and on time.
- Support property managers in communicating operating expense changes by providing necessary documentation.
Additional Responsibilities:
- Review property agreements and document key details for future reference.
- Lead quarterly financial review meetings with the CFO, Asset Management, and Property Management teams.
- Support the annual audit process and assist with year-end tax procedures.
- Contribute to the development and improvement of operational accounting policies and procedures.
- Participate in training sessions and foster a team-oriented work environment.
- Perform other related duties as assigned.
Minimum Qualifications:
- Bachelor’s degree in accounting required.
- At least 3 years of accounting experience in real estate or a related field.
- Proficiency in Microsoft Excel.
- Experience with Yardi (preferred).
