What are the responsibilities and job description for the Property Manager position at TCG Prop Inc.?
We are seeking a responsible and motivated individual to manage a 199-Unit Manufactured Housing Park on a full-time basis (approximately 40 hours per week). The Park Manager will be responsible for the day-to-day operations of the Park and gain valuable experience in property management.
The ideal candidate will have strong organizational skills, attention to detail, excellent communication abilities, and be interested in growing their career within TCG Prop, Inc. Prior property management experience and/or fluency in Spanish is beneficial but not required. Total Compensation Benefits up to $83,864 per year. Base: $60,000 | Bonus: Up to 20% Base ($12,000) | Benefits: $11,864
Office Schedule:
Monday – Friday: 9:00AM – 5:00PM
The Park Manager will also need on-call availability for after-hours emergencies.
Key Responsibilities:
1. Payment Management:
- Deposit checks received via Rent Manager (RM) and at the bank.
- Post all payments to the tenant ledgers on the day of receipt to maintain accurate financial records.
- Proactively manage delinquencies and past due payments.
2. Property Assessment & Tenant Interaction:
- Conduct daily property walkthroughs to assess its condition, address any issues, and engage with tenants.
- Maintain open lines of communication with existing tenants to foster a positive community atmosphere at the Park.
3. Rule Enforcement:
- Conduct regular sidewalk audits to ensure compliance with park rules and regulations.
- Issue rule violation notices to tenants as needed.
4. Rent Collection & Non-Payment Process:
- Contact late-paying tenants to collect overdue rent.
- Coordinate with legal representatives to initiate and manage the non-payment process for tenants whose notices have expired.
5. Vacancy Management:
- Manage the process of filling vacancies by distributing applications to prospective tenants.
- Screen applications and conduct tenant onboarding to ensure compliance with park rules and regulations.
6. Common Area Maintenance:
- Maintain a clean and orderly office space & community area.
- Pick up trash and tree/leaf debris.
- Coordinate with any vendors & contractors as needed.
Qualifications:
- Strong organizational and time-management skills.
- Ability to work independently and make informed decisions.
- Excellent communication and interpersonal skills.
- Basic understanding of property management or willingness to learn.
- Reliable transportation.
