Maintenance Technician

• Assign service requests to the appropriate vendors
• Complete service calls on a variety of different mechanical equipment/systems including electrical, plumbing, and HVAC
• Use the leasing software to update the status of the work order, communicate with tenants, and input billing hours and receipts
• Work directly with vendors to get service requests completed in a timely manner
• Maintain company owned equipment
• Coordinate regularly with the property manager to ensure goals are being met
• Communicate with tenants regarding maintenance repairs
• Ensure repairs are completed in a cost effective manner
• Maintain high level of tenant satisfaction
• Assist in maintaining relationships with external contractors and vendors.
• Work with property manager to obtain quotes and proposals for larger repair projects.
• Ensure all work by vendors meets company standards and timelines.
• Maintaining detailed records of maintenance activities, repairs completed, and parts used.
• Other tasks as assigned.

Qualifications:

• Excellent problem-solving abilities and attention to detail.
• Knowledge of maintenance processes and building systems (HVAC, plumbing, electrical, etc.).
• Ability to prioritize and manage multiple tasks in a dynamic environment.
• Good communication and interpersonal skills.
• Ability to use technology to communicate and track work orders.

Additional Requirements:

• Valid driver's license and reliable transportation.
• Availability for on-call emergencies and occasional evening/weekend work.

Job Type: Full-time

Pay: $18.00 - $25.00 per hour

Expected hours: 40 per week
