Job Summary:
TCOCK Property Management is seeking a reliable and detail-oriented Facilities Maintenance Technician to join our team. As a Facilities Maintenance Technician, you will play a crucial role in maintaining the appearance, safety, and functionality of our multi-family housing properties. Your responsibilities will include basic grounds maintenance, assisting with "trash outs," handling minor maintenance requests, and ensuring our properties are kept in top condition for our residents.
Key Responsibilities:
- Grounds Maintenance:
- Perform routine upkeep of property grounds, including mowing, trimming, weeding, leaf blowing, trash removal, etc.
- Follow a property-specific maintenance schedule to ensure all common areas and exterior spaces are clean, safe, and well-maintained.
- Monitor and maintain landscaping to enhance curb appeal.
- Trash Outs:
- Assist in "trash outs" by removing and disposing of items left behind by previous tenants, including bulk items such as furniture, appliances, and other large debris.
- Safely and efficiently dispose of trash in accordance with local regulations.
- Ensure dumpsters and trash areas are clean, organized, and free from overflow.
- Minor Maintenance:
- Address minor maintenance requests from tenants, including but not limited to basic plumbing, electrical, and carpentry repairs.
- Replace light bulbs, fix minor leaks, repair or replace door locks, and address other small repairs as needed.
- Coordinate with property management for any larger maintenance issues that require specialized skills or external contractors.
- Preventative Maintenance:
- Perform routine inspections of building systems and equipment to identify and address potential issues before they become major problems.
- Maintain and organize maintenance tools and supplies to ensure they are readily available for use.
- Document maintenance activities and report any concerns to property management.
- Safety and Compliance:
- Ensure all maintenance activities are conducted in accordance with safety protocols and regulatory standards.
- Respond to emergency maintenance requests in a timely and efficient manner.
- Participate in safety training and contribute to a safe working environment for all staff and residents.
Qualifications:
- High school diploma or equivalent; technical training in maintenance or related field is a plus.
- Proven experience in property maintenance, facilities management, or a related field.
- Basic knowledge of plumbing, electrical, and carpentry systems.
- Ability to operate maintenance equipment such as lawn mowers, trimmers, and basic hand tools.
- Strong organizational skills with the ability to prioritize tasks effectively.
- Excellent communication skills and a customer service-oriented approach.
- Physical ability to perform manual labor, including lifting heavy objects and working outdoors in various weather conditions.
- Valid driver’s license and reliable transportation.
