Job Overview:
As a Make Ready Technician, you will be responsible for preparing vacant apartment units for new tenants. Your duties will include performing various maintenance tasks, ensuring units meet quality standards, and ensuring the property is in excellent condition for move-ins.
Key Responsibilities:
- Perform general repairs and maintenance tasks for vacant units, including plumbing, electrical, HVAC, drywall, painting, and carpentry work.
- Ensure all appliances are in working order and repair or replace as needed.
- Conduct thorough cleaning of the units, including cleaning carpets, floors, and windows.
- Patch and paint walls, replace damaged baseboards, and ensure the unit is move-in ready.
- Test all lights, outlets, and appliances to ensure they are functioning correctly.
- Report any safety concerns or needed repairs to the Property Manager or Maintenance Supervisor.
- Ensure the unit is properly stocked with necessary maintenance supplies.
- Coordinate with the leasing team to prioritize vacant units and deadlines for turnover.
- Assist with other property maintenance tasks as needed, including common areas, landscaping, and responding to work orders.
- Maintain a safe and clean work environment, following safety protocols and OSHA regulations.
- Ensure timely completion of all Make Ready tasks and prioritize units based on needs.
Qualifications:
- Proven experience in maintenance or a similar role (apartment complex, residential property, or commercial building experience preferred).
- Strong knowledge of basic maintenance tasks such as plumbing, electrical, and general repairs.
- Ability to use hand tools, power tools, and other equipment effectively.
- Detail-oriented with excellent organizational skills.
- Ability to work independently and as part of a team.
- Strong communication skills and a positive, professional attitude.
- Ability to lift and carry heavy objects and work in physically demanding conditions.
- Valid driver's license and reliable transportation required.
Preferred Skills:
- HVAC certification or experience.
- Experience in apartment or multi-unit property maintenance.
- Knowledge of building codes and safety regulations.
