Job Title: Facilities Project Manager
Employment Status: Full-Time; Exempt
Pay Range: $81,200 - $90,800 Salary/Year
Location: 145 Taylor St, San Francisco, CA 94102
Schedule: Monday - Friday, 8:00 AM - 4:30 PM
SUMMARY
The Facilities Project Manager, under the supervision of the Facilities Manager, will play a key role in supporting various facilities-related operations. This position is centered on delivering project management expertise to the Facilities Manager, overseeing restoration and operational construction projects. The Facilities Project Manager will also assist with high-level repairs, preventative maintenance, and operational support where needed.
ESSENTIAL DUTIES
- Diagnose and troubleshoot issues by identifying and analyzing building system issues including HVAC, plumbing, and electrical systems.
- Coordinate with external contractors to ensure timely and effective repairs when internal resources are insufficient.
- Stay current with industry trends by attending industry conferences, workshops, and training sessions to stay informed about new tools, techniques, and regulatory changes.
- Ensure all inspections comply with local safety and building codes, particularly San Francisco-specific regulations.
- Evaluate new sites to identify potential operational efficiencies and ensure they meet TNDC Building standards.
- Foster team collaboration
- Assist and collaborate in the creation of design guidelines that promote operational efficiency and sustainability.
- Ensure compliance with all relevant regulations and standards specific to low-income housing.
- Conduct regular assessments to identify and address any issues affecting resident comfort and safety.
- Manage the bid and qualifications processes for selecting vendors, design professionals, contractors, and consultants.
- Ensure all contracts comply with terms and conditions, monitoring performance and adherence to specifications.
- Read and interpret both historic and current plan sets to guide restoration and construction projects.
- Develop, coordinate, train, and implement emergency response plans to ensure quick and effective action.
- Work with the Capital Improvements Project Manager to maintain and manage the Preferred Vendors List.
Qualifications
REQUIRED SKILLS
- Demonstrates a deep understanding of HVAC, plumbing, electrical, and other building systems.
- Possesses experience in managing construction projects, including budgeting, scheduling, and quality control.
- Proficient in project management methodologies such as PMP, Procore, and RS Means to effectively plan, execute, and monitor projects.
- Has comprehensive knowledge of local, state, and federal building codes and regulations.
- Skilled in developing and managing budgets, tracking expenses, and controlling costs.
- Experienced in negotiating contracts with vendors and contractors.
- Adept at building and maintaining relationships with vendors and contractors.
- Capable of making informed decisions under pressure and with limited information.
- Excels at identifying and resolving project issues and challenges.
PHYSICAL REQUIREMENTS
- Ability to differentiate shades and sheens of color in performing electrical maintenance, painting, and other work.
- Familiarity with operating office equipment such as personal computers, copiers, and calculators.
- Ability to lift and carry more than 25 lbs.
- Ability to drive motor vehicles.
- Ability to bend, twist, and squat.
- Ability to climb ladders and stairwells.
MINIMUM QUALIFICATIONS
- Minimum 3 years of experience in facilities management, preferably in a multifamily or office setting.
- Must have Project Management Professional Certificate or obtain one within 6 Months of employment.
- Proven track record of successfully leading and motivating a team of technicians.
- Strong understanding of building systems, including HVAC, plumbing, and electrical.
- Excellent problem-solving and critical-thinking skills.
- Proficient in using facilities management software and communication tools.
- Proficient in Microsoft programs (Excel, Word, PowerPoint, Outlook, Visio).
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
- Demonstrated commitment to safety and compliance with all applicable regulations.
PREFERRED QUALIFICATIONS
- Experience working in the Tenderloin or other urban environments is a plus.
- Journeyman level in a trade is a plus.
- Experience with building inspections and knowledge of building codes in San Francisco, CA.
- Experience with building restoration projects, particularly for buildings older than 50 years.
- Familiarity with Hydronic boilers in buildings.
