About the Role
We are seeking a highly organized and detail-oriented Project Manager with a strong background in construction and field operations to lead ground-up commercial real estate projects from start to finish. The ideal candidate has extensive experience in contract negotiation, construction execution, and municipal approvals, ensuring seamless project delivery.
In this role, you will oversee all aspects of project development, including planning, vendor coordination, budgeting, and reporting. A strong foundation in project management—along with exceptional multitasking and communication skills—is essential. Key Responsibilities:
Project Scheduling & Coordination
- Plan, coordinate, and manage construction projects to ensure timely completion, adherence to budget, and compliance with design specifications.
- Monitor all project phases, providing construction progress updates, risk assessments, and necessary adjustments.
- Communicate regularly with senior management, preparing and delivering schedule updates, project reports, and addressing any concerns.
- Proactively resolve construction-related issues, implementing value engineering and alternative innovative solutions when necessary.
- Attend and contribute to weekly coordination meetings with architects and subcontractors.
Financial & Budget Management
- Oversee financial management of projects, including budgeting, cost tracking, and necessary adjustments.
- Manage project documentation, subcontractor requisitions, and change orders, ensuring budget accuracy.
- Prepare and execute subcontracts and purchase orders, ensuring compliance with project plans.
- Qualify and negotiate with subcontractors, managing contract terms and buy-outs.
- Maintain and track all project-related documentation, including contracts, permits, RFIs, and submittals.
- Review financial reports with senior management to ensure fiscal responsibility.
Site Coordination & Quality Control
- Conduct regular site visits to ensure compliance with safety standards, building codes, and project specifications.
- Lead and motivate project teams, fostering collaboration to minimize delays and enhance productivity.
- Ensure on-site teams and subcontractors maintain accurate as-built drawings and proper project documentation.
- Monitor subcontractor performance, ensuring adherence to contract scope and deadlines.
- Review architectural drawings, blueprints, and any prefabricated components before installation.
- Maintain high standards of quality, safety, and site organization.
Project Close-Out
- Oversee completion of punch lists, final sign-offs, and approvals.
- Ensure all necessary permits, certificates of occupancy, and subcontractor waivers are finalized.
- Assist with local licensing and permitting when applicable.
Desired Qualifications, Skills, and Experience
- 5 years of experience managing ground-up new construction real estate projects.
- Strong attention to detail and ability to lead on-site teams to ensure accuracy and high-quality work.
- Excellent organizational, leadership, and communication skills, both verbal and written.
- Proficiency in Microsoft Project and MS Office Suite.
- A degree in Architecture, Construction Management, or Engineering is preferred.
