Real Estate - Land Development Analyst

Terra Nova is currently looking for a Real Estate Analyst to assist in all phases of the land development process. The right candidate will work alongside acquisitions, development and investment managers to assist with due diligence, underwriting, market research, and benchmarking of potential and existing development projects.
This is a full-time opportunity. This opportunity is based in our Portsmouth, NH headquarters, where you will be working directly with the principals of the company and senior members of the development and construction team. Part-time remote work is possible for the right candidate.
Essential Duties and Responsibilities:
- Perform due diligence and underwriting of prospective lot development acquisitions and developments.
- Provide support for the acquisition, financing, development, and disposition process.
- Prepare financial modeling to support and guide the acquisition and investment decision process.
- Prepare presentation materials on new and existing investments for internal and external uses. This includes investment memorandums for internal review and offering memorandums to assist with external capital-raising efforts.
- Analyze and monitor the financial performance of properties including financial modeling, benchmarking to budget, and collaborating with investment and construction management in executing business plans.
- Assist with analysis of the overall market/submarket and monitor industry trends.
- Ability to travel overnight, if needed.
- Administer and manage databases.
- Assist with providing conceptual plans for subdividing and parceling assets.
Qualifications
Required Qualifications
- Degree in Finance, Accounting, Economics or a related degree
- 1 to 3 years of real estate development experience preferred
- Advanced Excel Financial modeling, particularly around understanding real estate cash flow modeling.
- Proficient in Word, Excel Outlook, Adobe and Power Point
- Working knowledge of real estate transactions and cash flows.
- Understanding of land development process, including zoning, entitlements, site planning, construction, and infrastructure development.
Preferred Qualifications
- Excellent written and verbal communication skills, including the ability to summarize conclusions and confidently present well-supported arguments for or against a specific investment opportunity.
- Ability to focus under pressure and comfortable meeting tight deadlines with a high degree of accuracy and attention to detail.
- Excellent critical reasoning, quantitative, and analytical skills demonstrated by work experience and/or academic record.
- Ability to multitask and prioritize deadlines.
