SUMMARY:
The Draws Specialist is responsible for reviewing and processing construction draw requests, ensuring all required documentation is complete and in compliance with the terms of the interim construction loan. This role will consist of collaboration with loan officers, contractors and clients to facilitate the timely and accurate disbursement of funds. Additionally, the Draws Specialist will be responsible for maintaining organized loan files, tracking the progress of construction projects and ensuring that all documentation and records are kept up to date.
JOB DUTIES AND ESSENTIAL FUNCTIONS:
Manage and review construction draw requests submitted by clients and contractors, ensuring all necessary documentation is complete and in compliance with the terms of the interim construction loan agreement.
Work closely with loan officers, construction managers, and external contractors to coordinate and facilitate the timely disbursement of funds for ongoing commercial construction projects.
Review progress reports, invoices, lien waivers, and other related documentation to verify the accuracy of the draw requests before processing.
Process the release of loan funds according to the approved schedules, ensuring compliance with loan terms, project milestones, and bank policies.
Ensure that all loan documentation, including draw requests, progress updates, and payment records, is organized and maintained in the loan system for future reference and auditing purposes.
Monitor the progress of active construction projects, tracking any deviations from the original budget or timeline, and report any discrepancies to the loan officer for follow-up.
Provide exceptional customer service by answering inquiries, addressing concerns, and assisting clients in understanding the draws process.
Stay updated on industry best practices and regulatory requirements related to construction loans and ensure compliance in all processes.
Perform other duties and special projects as assigned to support organizational objectives and enhance operational efficiency.

Qualifications
MINIMUM REQUIREMENTS:
High School Diploma or equivalent.
3 years of experience in construction loan administration, preferably in a commercial banking environment.
Strong understanding of construction draw processes and project financing.
Detail-oriented with exceptional organizational skills and the ability to manage multiple tasks simultaneously.
Excellent communication and interpersonal skills, with the ability to collaborate with internal teams and external stakeholders.
Proficiency in Microsoft Office Suite (Word, Excel, Outlook), with experience using loan management software preferred.
Ability to work independently and make decisions based on established guidelines and loan policies.
Strong problem-solving skills and ability to handle complex situations with professionalism and discretion.
PREFERRED REQUIREMENTS:
Familiarity with lien laws, construction contracts, and project budgeting.
Background in commercial real estate or construction management is a plus.
