What are the responsibilities and job description for the Senior HVAC Technician position at Texas Biomedical Research?
Texas Biomed is adding a new position on our HVAC team - a Senior HVAC Technician!This technician will perform and / or oversee HVAC maintenance work utilizing advanced skills to perform comprehensive preventive maintenance (PM), diagnose problems, make repairs and / or replace worn or defective parts on building systems, machines, laboratory equipment and HVAC equipment. Expected to lead system diagnostics, develop extensive equipment PM processes, and lead PM execution. Will be required to participate in SRA Federal background check.The Role :
- Lead, mentor, train and be point of contact for less experienced HVAC Technicians. Will coordinate workload as assigned and perform work quality surveillance in-house and for 3rd party contractors.
- Conduct and lead regular inspections and PMs of equipment and facilities and perform on-site repairs.
- Provide recommendations for long term repairs and / or process improvements for HVAC equipment.
- Perform electrical work (limited to repairs on up to 480-volt services as defined by the City of San Antonio Electrical Code).
- Make emergency repairs and adjustments on equipment.
- Lead and / or perform advanced and routine preventive maintenance on all variations of HVAC (Chillers, Boilers, Cooling Towers, etc.) and related equipment. Ensure comprehensive records are maintained on all PMs in CMMS (FMS).
- Oversee, coordinate, and verify competency of 3rd party contractors efforts during on-site service tasks.
- Ensure appropriate documentation is maintained to include filter types used and frequency of changes.
- Plan and layout work using diagrams, drawings, blueprints, maintenance manuals and schematic drawings.
- Diagnose mechanical problems and determine how to correct anomalies by checking blueprints, repair manuals and parts catalogs as needed.
- Provide rotational 24 / 7 on-call emergency service on a rotating basis with other maintenance personnel to ensure system reliability and integrity of operations.
