GENERAL DESCRIPTION:
Performs advanced (senior-level) marketing and sales work. Work involves coordinating a variety of marketing, outreach, and economic development activities. Performs consultative services and technical assistance work as it relates to the Texas Homeownership Division’s homeownership programs. Work involves assisting in the planning, developing and implementing affordable housing mortgage loan program, providing consultative services and technical assistance to mortgage lenders, Realtors, professional trade associations and consumers, providing support on mortgage loan documents, loan file review and administrative services for the Division. Works under minimal supervision with considerable latitude for the use of initiative and independent judgment.
SPECIFIC JOB RESPONSIBILITIES:
- Serves as marketing liaison, promoting and explaining the program requirements for the Division’s various housing programs to our participating lender network, realtor associations and consumers providing technical support and guidance.
- Effectively communicate product offerings to prospective customers and audiences. Conducts product demonstrations and promotional campaigns.
- Serves as primary presenter for realtor, lender and consumer workshops and continuing education courses
- Provides outreach to lender, realtor and community organizations for the purpose of business development.
- Participates in Lender and Realtor workshops around the State of Texas to create program awareness and to successfully recruit new participating mortgage lenders and realtors.
- Participates in consumer events/homebuyer fairs around the State of Texas to create program awareness.
- Works extensively with existing Lenders to explain each new program release and its various features and requirements.
- Communicate effectively with existing clients/audiences as well as attracting new markets for programs and services.
- Assists in developing, planning, and implementing marketing programs and promotional and outreach strategies.
- Measures the effectiveness of marketing, advertising, and communication programs and strategies.
- Assist the Director with internal and external marketing department/firm to create marketing material, website design/updates, and identify other program/outreach/awareness efforts.
- Prepares materials for and participates as an exhibitor at professional conferences and public homebuyer fairs, throughout the State in person and virtually.
- Implements plans to complement statewide marketing goals.
- Responsible for the monitoring of Texas Homeownership Consumer Hotline and Homeownership Team Email inquiries.
- Performs other related duties as assigned.
EDUCATION/EXPERIENCE:
- Experience in mortgage industry and real estate is generally preferred.
- Experience in Business to Business as well as Direct to Consumer sales is preferred.
- Experience in marketing strategies using digital/CRM tools.
- Graduation from an accredited four-year college or university with major coursework in business administration, marketing, communications, or a related field is generally preferred.
- Experience and education may be substituted for one another.
- Bilingual in English and Spanish Preferred.
- No supervisory experience required.
KNOWLEDGE, SKILLS AND ABILITIES:
- Knowledge of affordable mortgage housing products, including FNMA, Freddie Mac, FHA, VA and USDA is preferred.
- Knowledge of mortgage loan documentation and underwriting standards
- Knowledge of the mortgage loan origination process/system.
- Knowledge of Texas Homeownership Division programs, including program structures as well as eligibility rules and program guidelines.
- Skill in conducting presentations to individuals and groups, and in the use of a computer and applicable software.
- Strong organization and multitasking skills
- Skill in conducting outreach and implementing marketing strategies using digital media, which may include but not be limited to Constant Contact, GoogleAds, E Marketing and Social Media.
- Ability to conduct research, analyze outcomes, and report on marketing activities.
- Experience presenting speeches to the public in both small and large settings; ability to prepare power point presentations and conduct educational seminars to housing professionals.
- Considerable experience in using complex databases and spreadsheets. Must be proficient in Microsoft Word, Excel, and PowerPoint.
PHYSICAL REQUIREMENTS:
- While performing the duties of this job, the employee is regularly required to talk and hear; sit, walk, stand, and climb stairs; use hands to use or handle office tools and equipment, including telephone, computer, audio/visual and other equipment; and reach with hands and arms.
- Occasionally required to stoop, kneel or crouch, and lift and/or move up to 25 pounds.
- Specific vision abilities required by this job include ability to adjust focus for work with computers and peripheral vision and depth perception for driving.
- Ability to drive and travel as needed.
- Must be able to communicate and exchange accurate information via phone, computer, and in person.
OTHER
- Position requires approximately 25% travel.
- Must attend work regularly and adhere to approved work schedule.
- Must be willing to work in a non-smoking environment and adhere to all applicable Department policies and procedures. Must be willing to work overtime if necessary which may include nights and weekends. Must attend work regularly and adhere to approved work schedule.
