The Maintenance Supervisor III performs advanced (senior-level) supervisory maintenance and construction work administering the daily operations and activities of the Maintenance Department for the hospital. Work involves supervising maintenance staff, scheduling and assigning work, requisitioning materials and supplies, estimating job work hours and materials required for projects, maintenance and repair and as well as preventive maintenance programs, and coordinating activities with other maintenance and ancillary supervisors. Oversees contractual work performed by contractors and ensures work is verified and invoices are submitted in a timely manner. Works under minimal supervision, with considerable latitude for the use of initial response, decision making, and independent judgment of proactive, reactive, and emergent work.
Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location.
Essential Job Functions (EJFs)
Attends work on a regular basis and may be asked to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned.
Supervises and oversees maintenance and construction staff. Schedules and assigns work based on prioritized life safety code requirements to ensure code compliance. Requests materials and supplies as required for assigned construction projects, estimates work hours and materials cost required for projects. Coordinates all assigned work activities with Maintenance Facility supervisors. Performs cost analysis, resource assessments and estimates, and plans and/or coordinates with Assistant Director of Maintenance on repairs to all mechanical equipment.
Supervises preventive maintenance procedures and daily work order submissions via Computer Facility Aided Management (CAFM) on HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems. Supervises structural and cosmetic repairs to buildings to facilitate uninterrupted service and ensures safe and reliable operation of equipment by testing, inspecting, and ensuring assigned staff perform required preventative maintenance.
Supervises contractor repairs, modifications and services of mechanical equipment to ensure safe and reliable operation as specified by NFPA standards and/or manufacturer’s recommendations. Monitors contractors working on facility grounds with end-of-day work verifications to ensure safety and environmental compliance.
Works collaboratively with Maintenance and Construction Projects Manager to validate that work is done within cost and the time constraints as specified by the contract. Actively involved in the vetting process for future construction projects by reviewing performance history of bidding vendors, product and material analysis for quality control, and bid pricing.
Performs other tasks as needed to meet the needs of the facility(s), including irregular work hours (e.g. weekends, holidays and/or emergency conditions). Responsible for working on-call hours to ensure facility maintenance needs are met on a 24/7/365 basis.
Accounts for personnel/state issued tool inventory by following departmental procedures during and after each project to ensure patient safety. Monitors assigned personnel for proficiency and safe utilization of tools and equipment necessary to perform their duties.
Ensures all direct-report staff maintain mandatory and specialty training as required by their trades and all HHSC agency mandated training is maintained at 100%. Conducts performance reviews and evaluations of assigned staff. Monitors and addresses conduct, behavior and performance deficiencies as necessary.
Knowledge, Skills And Abilities (KSAs)
Acceptable knowledge of HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems, including familiarity with NFPA Codes and Standards, ADA Standards, and The Joint Commission

Registrations, Licensure Requirements Or Certifications
Non-Commercial Pesticide Applicator License (to include weed control, lawn and ornamental, pest control and termite) preferred.
Must possess a valid Texas driver license or obtain it no later than 90 days after hire date to drive a state vehicle. Applicants with an out-of-state driver license must provide an original certified driving record from the state of driving licensure. Eligible driving record required based on HHSC Fleet Management policy.
Initial Screening Criteria
Graduation from a standard senior high school or equivalent
Vocational training in a designated trade with three (3) years of experience performing maintenance work with two years supervising the work of others.
Or
Five (5) Years of experience in maintenance work with three (3) years supervising the work of others.
