Controller – Multifamily Property Management

Our property management and investment client is seeking a hands-on, highly organized Controller to lead accounting operations for a portfolio of multifamily properties. This key role bridges property management and ownership, ensuring accurate financials and strategic insights.
Key Responsibilities
Accounting Operations
Oversee full-cycle accounting for multiple properties, including GL, AP/AR, and monthly close.
Manage daily transactions in AppFolio: rent collections, tenant charges, deposits, and bank reconciliations.
Team & Collaboration
Partner with property managers to align financials with operations.
Liaise with vendors, banks, and financial partners.
Reporting & Analysis
Prepare/review P&L, balance sheets, and cash flow statements.
Analyze financial results and forecast using Excel.
Budgeting & Planning
Assist with annual budgets and performance tracking.
Identify savings and optimization opportunities.
Lease Accounting
Oversee rent, fees, and lease compliance in AppFolio.
Resolve tenant billing issues with property management.
Compliance & Year-End
Ensure GAAP compliance and support audits, tax filings, and 1099 prep.
Qualifications
5+ years as a Controller or Senior Property Accountant in multifamily.
Bachelor’s in Accounting, Finance, or related field.
Proficient in AppFolio (preferred) and advanced Excel.
Strong GAAP knowledge and multitasking ability.
Excellent detail orientation and communication skills.
Experience with cross-functional teams; QuickBooks/Yardi a plus.
Familiarity with Fair Housing and landlord-tenant laws is a bonus.
Comfortable operating as a one-person accounting team.
Salary : $110,000 - $125,000
